This roof had reached the end of its serviceable life, so we stripped the existing covering back and installed new 18mm OSB3 decking to provide a solid foundation before fitting a premium one-piece EPDM rubber membrane. A recent reroof completed using Ludlow Major tiles in slate grey, giving this property a smart, modern appearance while providing long-lasting weather protection. The old roof covering was removed, new breathable membrane and treated battens installed, followed by the new Ludlow Major tile system for a clean and uniform finish.

⚠️ Another Example of Poor Roofing Workmanship ⚠️

This detail has been completed using plastic eaves trays in place of the correct lead flashing detail.

Eaves trays are designed to support the underlay at the eaves of a roof – they are not intended to be used as a weathering detail against an abutment wall. In this case, the trays have distorted and sagged, creating areas where debris and water can collect.

Over time, this can lead to:
❌ Water ingress
❌ Premature failure of the detail
❌ Increased maintenance requirements
❌ Damage to the roof covering and structure

A proper lead flashing detail should be installed to provide a durable, long-lasting, and watertight connection between the roof covering and the wall. While using eaves trays may appear to be a cheaper solution, it is simply not what they were designed for and can end up costing more in the long run.
