We are pleased to attach the before and after photos of a recently completed rear extension in Clophill.

The extension was much larger than would be normally permitted by planning departments but we took advantage of the Prior Notification scheme which enables you to extend up to 6m from the rear of a semi detached property. There are however various restrictions when designing under this scheme.

In this case, we were required to utilise a flat deck roof with the extension constructed in matching brickwork whereas we would usually go with a rendered finish.

The client elected to reduce the size of and reposition the rear bi-folding doors to accommodate a bespoke kitchen design which included a walk in pantry.

The works were completed to an exceptional standard by Claybuild Ltd who overcame unexpected drainage challenges.

As well as creating an open plan kitchen/dining/living space, we created a side entrance with Boot Room and Shower Room with the ground floor dining room re-purposed as a Bedroom. The existing lounge was retained with internal bi-folding doors installed between this room and the extension.

We are pleased to attach the before and after photos of a garage conversion and front extension project recently completed in Shefford.

The works were undertaken by client contacts to keep a closer control on costs and the end result is impressive.

The existing garage was converted to create a ground floor study for home working along with a Shower Room and laundry facilities to increase useable space within the rather compact front kitchen.

The kitchen space was also transformed with the front extension which also included for the removal of the original internal structural wall to create a comfortable open plan kitchen/diner space with access to the rear garden.

The client was a pleasure to work with and as part of the project we also explored other internal alteration works to try and improve the internal flow, including the reconfiguration of the existing staircase which leads up off of the rear lounge. Whilst this work was not completed, it is becoming increasingly common for internal reconfiguration works alone to be more sought after to improve the flow of dated internal arrangements.

This has become an increasingly popular stream of work whereby previously extended properties become 'bitty' and do not flow correctly.

We are happy to assist clients regardless of whether or not extensions are being added as such reconfiguration works will nearly always require plans and Building Regulations consent, all of which we can deal with on your behalf.

It's been a busy start to the new year for us and, on my travels to see prospective clients to proivde quotes, I have been able to see completed projects from recent years.

Attached are the before and after photo's of a recently completed project in Trafalgar Drive, Flitwick.

The project involved the demolition of a single garage to the side and the additiona of a two storey 'wrap around' extension to take it from a 3 bed x 1 bath property to a 4 bed x 2 bath property.

The works were undertaken by LPS Builders Ltd (contact is Lewis Scott on 07958 622447) and the external finish is excellent.

We are pleased to attach the before and after photos of a recently completed project in Stopsley, Luton.

The client undertook a lot of the works himself and he has completed it to a very high standard.

This was a more complex than usual project our end in terms of obtaining planning consents.

Whilst the loft conversion with the hip to gable roof extension, rear dormer and front rooflights was permitted development, the single storey rear extension required planning permission. The client also wanted to add a part two and single storey side extension but the first floor part of this extension was unable to be applied for until the loft conversion works had started.

The planning consents (3 in total) were actually obtained easily enough but the client being in the building trade massively assisted the process as he was able to work the project timelines perfectly.

The property went from a 3 to 4 bed dwelling with 3 bathrooms and a dressing room on the upper levels, and at ground floor a Utility Room, front Study, front lounge and large open plan kitchen/living/dining space to the rear.

The client has yet to complete the front landscaping/planting works.
