Not every loft is a loft conversion waiting to happen, some stop short before the drawings even start, and it usually comes down to one of three things.

1. Head height. You need roughly 2.2m under the ridge for the space to actually work as a room, not just storage with a Velux.

2. The stairs. They have to land somewhere, usually directly above your existing staircase. If there's no room for that, the whole layout has to be rethought.

3. Your roof structure. Cut roofs (traditional rafters and purlins) convert far more easily than modern trussed roofs, which often need extra structural work to open up the space.

Together these can decide whether your loft is a straightforward conversion or a more involved one, and that changes both cost and timeline.

Much of our older housing stock isn't at this stage yet, and if you're a landlord, the work required can look daunting when you see it as one big number. But the improvements are often smaller than people expect.

Loft insulation, draught proofing and glazing upgrades can make a significant difference, often long before you need to consider solar panels or a heat pump. The bit that catches landlords out isn't always the cost. It's the sequence.

A fabric-first approach is essential. Get the building fabric right first, and you can avoid paying to undo or repeat work later because insulation, airtightness or other improvements weren't considered in the right order.
