Strong winds are forecast across parts of Scotland on Wednesday 14 October, with a yellow weather warning in place from 10am–7pm. Gusts could reach 50–60mph, with winds of around 70mph possible in exposed coastal, rural and hilly areas.

During periods of strong wind, loose or damaged roofing materials can become dangerous. Tiles, slates, ridge tiles, chimney pots, flashing, guttering, fascia boards and soffits may be lifted, cracked or displaced. Even a small gap can allow rainwater to enter your roof space, potentially causing damage to ceilings, insulation, timbers and internal walls.

🏠 FULL ROOF REPLACEMENT & ROOFLINE TRANSFORMATION COMPLETED 🏠
🔴 JM Roofing & Building Ltd ⚫

Another completed project, giving this property a fresh new look and much-needed protection from the weather! ✅

The existing roof had reached the end of its lifespan. Cracked and deteriorating tiles were allowing water to enter the property, and the roof needed a complete replacement.

Our team stripped back the old roof and transformed the original open-rafter construction into a fully boarded roof with a new breathable membrane, followed by a complete new tiled covering and matching roofline finishes.

🔨 HERE’S WHAT WENT INTO THE INSTALLATION:

✅ New 11mm OSB roof boarding
New OSB sheets were installed to create a continuous boarded surface over the rafters, providing the foundation for the new roofing system.

✅ New breathable roofing membrane
A new breathable membrane was fitted over the boarding, providing a secondary layer of protection beneath the tiles while allowing moisture vapour to escape.

✅ New counter battens & tile battens
New counter battens and tile battens were installed, creating the space beneath the tiles for drainage and airflow and providing secure fixing points for the new roof covering.

✅ New Northstone grey profile tiles
The roof was finished with new Northstone grey profile tiles, giving the property a smart, consistent appearance and replacing the old cracked tiles that had been letting water in.

✅ Matching grey dry verge & end caps
A new grey dry verge system and matching end caps were installed along the roof edges, creating a tidy finish and securing the verge without relying on traditional mortar bedding.

✅ New half-round grey ridges & dry ridge system
Matching half-round grey ridge tiles were fitted with a new dry ridge system, providing a mechanically secured finish along the roof’s ridge.

🏠 CHIMNEY & ROOFLINE UPGRADES

The work didn’t stop at the tiles—we also refreshed the chimney and replaced the fascia, soffits and rainwater goods to complete the transformation.

✅ Chimney roughcasting
The chimney was roughcast in Arctic white chip with a white background, creating a clean, bright finish that complements the new grey roof.

✅ New white UPVC fascia & soffits
New white UPVC fascia and soffits were installed, giving the roofline a fresh appearance and a practical, low-maintenance finish.

✅ New deep flow black gutters & downpipe
New deep flow black guttering and a downpipe were fitted to collect rainwater from the roof and carry it away through the drainage system. The black guttering contrasts neatly with the white fascia and soffits.

The finished combination of grey tiles, matching grey ridge and verge, white UPVC, black guttering and Arctic white chimney roughcast has made a real difference to the appearance of the property. 👏

🔜 NEXT STAGE OF THE PROJECT

We’ll be returning to this property at a later stage of the house development to install a new rubber roof on the dormer. That work will form the next stage as the customer’s renovation progresses.
