Staying compliant with the Scottish Government’s new Awaab’s Law guidance

The Scottish Government has published official guidance on Awaab’s Law, introducing strict rules for managing damp and mould in rental properties.

Landlords must now meet tight, legally binding timelines, investigating issues within 10 days and starting repairs within 5 days. Our PCA-accredited damp specialists provide the thorough property surveys, clear written reports, and reliable repair work you need to keep your tenants safe and your portfolio compliant.

Read our practical guide for Scottish landlords to see what the regulations mean for you and how Wise Property Care can help.

The landscape of Scottish property management is undergoing a fundamental shift. Named after two-year-old Awaab Ishak, whose tragic death was caused by prolonged exposure to mould in his social housing flat, Awaab’s Law is now crossing the border. While the legislation originated in England, Scotl...

How to spot wet rot in your property

Wet rot happens when timber gets exposed to high moisture levels, causing the wood to soften, crack, and decay. Common signs include springy floorboards, a musty smell, or timber that crumbles when pressed. Catching it early and fixing the underlying source of water prevents costly structural repairs. Read our latest blog post to learn how to spot wet rot and protect your property’s woodwork.

Can you DIY basement waterproofing?

Waterproofing a basement requires specialised materials and structural techniques to hold back water pressure under the ground. While small DIY fixes might tackle surface dampness, attempting full tanking yourself often leads to leaks, failed seals, and high repair costs down the line. Working with a professional ensures your cellar stays completely dry and properly protected. Read our latest blog post to learn the risks of DIY waterproofing and when to call in an expert.

What actually happens during a damp survey?

A professional damp survey is designed to pinpoint the exact cause of moisture issues before you spend money on repairs. A specialist inspects the property inside and out, using moisture meters to trace rising damp, penetrating damp, or condensation. You then receive a clear report outlining the root problem and the right steps to fix it. Read our latest blog post to see what to expect during a damp survey.

Understanding water ingress

Water ingress occurs when external building fabrics fail, allowing moisture to breach internal structures. Unchecked infiltration leads to damp masonry, the deterioration of plaster, and rotten timber. Identifying the entry point quickly is key to avoiding costly structural repairs.

Our latest blog post outlines the common causes, visual signs, and fixes for water ingress.

Dry rot in Edinburgh properties

Edinburgh’s historic stone homes and traditional tenements are particularly vulnerable to dry rot, especially in damp, unventilated spaces. Spotting cubical cracking, mycelium growth, or fruiting bodies early is critical to prevent further damage.
Our latest blog post covers the primary indicators of dry rot in properties across Edinburgh.

Structural Preservation: Wet Rot vs Dry Rot

Accurately diagnosing timber decay is critical to protect buildings from severe damage.

While wet rot stays localised to damp timber, dry rot can spread through masonry to destroy sound wood across the building. Differentiating the two is essential before specifying treatment. Visit our website for a quick technical comparison of wet and dry rot.

Property Maintenance: Understanding Damp Proof Courses

A compromised Damp Proof Course (DPC) is a primary driver of rising damp in ground-floor walls, which can lead to internal plaster failure. Whether caused by physical degradation in older properties or external bridging from raised ground levels, a failing DPC requires immediate attention.

Visit our website for a complete breakdown of DPC types, signs of failure, and modern chemical injection treatment methods.

What does woodworm look like?

Identifying wood-boring insects during property inspections is vital to preventing long-term structural damage. You rarely see the beetles themselves. Instead, look out for small round exit holes, crumbling wood edges, and fine, powdery wood dust (frass) around the timber.

Differentiating between historic damage and an active infestation is key to avoiding unnecessary remedial costs.

Head to our website for a full breakdown on how to spot woodworm: https://www.wisepropertycare.com/woodworm/what-does-woodworm-look-like/?utm_source=social&utm_medium=facebook&utm_campaign&utm_content=ap_xilwdtwl1t
