High-Level Roof Maintenance | Lawnmarket, Edinburgh

On this exciting project, right under Edinburgh Castle, we were asked to carry out roof tile repairs in one of the busiest tourist areas of the city.

Because of the location, the logistics were just as important as the repair itself.

The only access to the roof was by cherry picker, so we started work at 5am in cooperation with Ian, our cherry picker operator. This allowed us to work safely, reduce disruption, and complete the job before the area became busy.

What was interesting is that the first tourists appeared at 5:15am. Edinburgh never really sleeps, and if you have never visited this city, you definitely should.

The project was planned in advance. We looked carefully at the safety aspects, access restrictions, and how to divide the work between the team so everything could be done smoothly, safely, and properly.

Good planning, clear communication, and teamwork helped us finish everything exactly as planned.

High-level roof maintenance in Edinburgh is not only about reaching difficult places. It is about understanding the building, respecting the location, and solving the customer’s problem with the right method of access.

Summer is the best time to inspect and plan exterior painting work, especially when your windows, doors, dormers or timber details are starting to look tired.

On this project at Coates Crescent in Edinburgh, we completed high-level window and door painting using rope access as a safe method of access.

The work included:
20 windows
3 pairs of doors
3 coats of paint
Careful preparation
Clean and accurate finishing

Using rope access allowed us to reach the high-level areas safely, with minimal disruption and without unnecessary scaffolding where it was not needed.

We removed the Y cast-iron downpipe section and the existing PVC pipe, then inspected the downpipe interior and found it blocked with root growth. We attempted to rod the downpipe but it remained obstructed. We fitted a new Y section, a straight cast-iron downpipe section, and new PVC, sealing all joints. Upon testing the leak persisted; we suspect a root obstruction further down is causing water to back up and spill from the joint. All work was completed with proper care and full safety. Photos of the internal blockage are attached.

Summer is the best time for painting work, especially when timber needs proper protection.

Longer days, drier conditions and fewer rainy interruptions give the paint and protective coatings a much better chance to cure properly and do their job.

This project took us to Spott House, near Dunbar in East Lothian, a historic mansion dating back to 1640, with even earlier roots going back to the 13th century. The house is also linked to the Battle of Dunbar and is said to have hosted Oliver Cromwell in 1650.

Working on a building with this kind of history is always special.

For this job, we used rope access techniques to reach and paint the difficult underside of the bridge.

But the real challenge was not just the access.

The most important part was making sure the timber was properly prepared, painted and protected, so it can stand up to the Scottish weather for years to come.

Good painting is not just about colour.

It is about protection, durability and doing the job properly while the conditions are right.

We received a job to carry out the following work: Roof painting x2. Sanded down the roof surfaces, removed any loose or flaking paint and prepared the areas for painting. Applied a first coat of Dulux undercoat and left to dry, then applied a top coat of Dulux gloss. All work was completed with proper care and full safety.

In these photos, you can see a common reason for lead flashing and raggle leaks on tenements and private homes in Edinburgh.
The problem is a poorly finished raggle detail with mortar and mastic.
In one photo, the mortar has separated from the stone. This can happen when the lead flashing is not dressed correctly and the mortar or mastic is not applied properly.
In another photo, the mortar does not fully fill the raggle, leaving small 1-3mm gaps where rainwater can get in.
These small gaps may not look serious, but they can allow water to travel behind the lead flashing and into the building.
This is why we always pay close attention to the quality and accuracy of the finishing details.
