⭐️⭐️⭐️⭐️⭐️What a start to this project! 🔨🏠

The existing conversion has now been fully stripped out, taking everything right back ready for the new structure to begin.

So far this week we have:

🔨 Fully stripped out the existing conversion
🧱 Taken down the brick wall to create the opening for the future staircase
🏗️ Measured and ordered all necessary steelwork ready for fitting tomorrow
🪜 Erected all necessary scaffolding for both dormers
🚛 Skip onsite and keeping everything organised
🪵 All structural timbers delivered
🔩 Around half of the existing joists already doubled up ready for the new floor structure

As you can see from the photos, health and safety is also something we take extremely seriously.

We now have a dedicated Health & Safety Officer working alongside us to make sure we are complying with all necessary procedures throughout our projects and, most importantly, doing everything possible to make sure every tradesman goes home safely to their family at the end of each day. 👷‍♂️❤️

Tomorrow’s aim is to get the steel beams installed and continue pushing on with the structural works throughout Saturday.

The team are working this Saturday to make sure we are fully prepared going into next week, when the exciting part really begins, opening up the roof and starting construction of the new rear dormer. 🏠🔨

🏠🔨 NEW ATTIC CONVERSION STARTED TODAY! 🔨🏠

Another exciting project underway for the Clerwood team today, and this one is going to be some transformation! 🙌

As you can see from the before photos, the existing attic is currently accessed by a loft ladder from the upper landing. Over the coming weeks we’ll be completely transforming this space and creating two new rooms along with a brand new shower room, giving our clients a huge amount of additional usable space within their home. 🏡✨

First things first though, and that’s a complete rip out! 💪🔨

Everything in the existing attic will be stripped right back to the original joists and rafters, including the removal of all previous insulation, leaving us with a completely blank canvas ready for a total overhaul.

From there, the real transformation begins. 👌

To the rear, we’ll be constructing a substantial new dormer incorporating four windows across the elevation, completely opening up the available floor space and creating the room required for the new layout.

At the front of the property, a further dormer will be formed to provide the necessary headroom for the new staircase, allowing us to replace the existing loft ladder with a proper staircase and create a seamless connection between the existing home and the new attic conversion. 🔨

The project will include all structural alterations, dormer construction, new staircase, full insulation to current requirements, new shower room, plastering and all associated finishing works.

By the time we’re finished, what is currently an underused attic space will provide the clients with two additional rooms and a shower room, a massive transformation without having to extend the footprint of the property. 🙌🏠

We’ll be documenting this one from the very beginning right through to completion, so keep an eye on the page over the coming weeks to see it all take shape. 📸👀

🏠✨ Another attic transformation complete… and bang on schedule! 🔨👏

What a difference on this one! 🤩🙌

We’ve included some of the original photos 📸, architectural drawings 📐 and finished pictures alongside this post as we think they really show just how much work has gone into completely transforming this space.

📅 This project was booked into our diary for exactly 7 weeks, from the initial full strip out right through to completion, and we’re delighted to say we have hit that programme bang on target! 🎯✅

When we first arrived, the existing attic was essentially a makeshift DIY conversion which had been carried out previously and unfortunately wasn’t to the standard required. The decision was therefore made to strip everything right back 🔨 and start again, following the architectural and structural drawings throughout to create a proper, safe and usable additional room and bring everything up to the required current standards. 🏠✅

One of the biggest transformations on this project has actually been the staircase and hallway. 🪚✨

Looking at the before pictures, you can see just how enclosed the original staircase was. The new staircase was upgraded by our clients and we think it was a great choice 👌 Along with the alterations to the layout, it has completely changed the feel of the area and gives a much greater feeling of space.

🪟 We also installed two new windows on the first floor, while the existing window at the stairwell was changed to a new fixed toughened pane for safety purposes as part of the alterations. ✅

Upstairs, the old makeshift attic has been completely transformed into a bright, properly constructed and finished room 🏠✨ with new roof windows, insulation, flooring, electrics, doors, bespoke storage and all associated works completed throughout. 🔨⚡️🪚

⏱️ Something we take a lot of pride in as a company is our timescales.

We organise our diary very carefully and allocate the correct amount of time to every project before we start. It allows us to finish one project properly before moving onto the next and, most importantly, means our next client isn’t left waiting because the previous job has overrun. 📅🤝

Wherever possible, we will always look to pull a client’s start date forward ⏩ but never push it back. We think turning up when we said we would is one of the most important ways to start any project on the right footing. 🤝🏠

⭐️⭐️⭐️⭐️⭐️A massive thank you to everyone who got in touch with us regarding our recent job opportunity! 🙌

We had just under 100 applicants over the weekend, which is absolutely brilliant and genuinely quite humbling. It means a lot to us that so many people would like the opportunity to become part of our team and join us on our journey.

⭐️⭐️⭐️⭐️⭐️End of Week 5 🏠🔨⭐️⭐️⭐️⭐️⭐️

Apologies we didn’t get a progress update uploaded last week. We felt it would be better to hold off until this week, as we’ve now reached a major stage of the project. Everything is tied up ready for finishing and we’ve even managed to get our plasterers in a few days ahead of schedule.✅

It’s been another really productive couple of weeks on site.

The new staircase has now been fully installed. We’ve gone with a full pine staircase which, once finished, is going to really set the whole conversion off.

One of the biggest changes downstairs has been the alteration to the existing first floor layout. We’ve managed to remove the old bedroom door frame and form a new, seamless hallway leading towards the new staircase, while maintaining the required 900mm hallway width by the millimetre! This has made a massive difference and helps make the conversion feel like a natural part of the original house rather than an addition.

Both new uPVC windows have also been installed and everything is really starting to take shape.

All insulation has been completed in accordance with the architect’s drawings and specification. We’ve also installed 15mm acoustic soundboard in the specified areas, along with the required fire rated plasterboard throughout the relevant sections of the conversion and existing house.

Our plasterers are absolutely flying through it and are currently ahead of programme. The attic space itself is already looking completely different now that the fresh plaster is going on.

Next week we’ll be looking to have all plastering fully completed before moving straight into the finishing stages.

New internal doors will then be installed from the ground floor, through the first floor and up into the new second floor conversion to ensure everything conforms with the required fire regulations. We’ll also be upgrading the existing bathroom door at the same time, helping the new and existing parts of the house flow seamlessly together.

Five weeks in and we’re delighted with how this one is progressing. The difference from where we started is huge, and we’re now getting very close to seeing the finished conversion come together.

A familiar face has returned to the Clerwood Building Company team. welcome back, Dylan! ❤️

Dylan left us around a year ago to work away and try something completely different. When he left, we told him the door would always be open if he ever wanted to come back.

He’s got a couple of months in between jobs working away, so he gave us a call to ask if there was any chance he could jump back in with us as a stop gap until he’s away again.

How could we say no? 😂

It’s great to have him back with us for the next couple of months, and today is his first day back. Feels like he’s never been away🤝

⭐️⭐️⭐️⭐️⭐️🏡 Another progress update from one of our latest attic conversions! 👷‍♂️🔨

We’re only at the end of Day 2 of Week 3, but with so much happening behind the scenes, we thought now was the perfect time to share these photos and give you a look at what goes into creating a high quality attic conversion before it’s all covered over.

This week is dedicated to creating the insulation envelope that will make this new room warm, energy efficient and built to last.

Our insulation specification on this project consists of:

✔️ 150mm PIR insulation to the pitched coombs, comprising 75mm between the rafters and a further 75mm on the face.

✔️ 175mm PIR insulation to the structural oxter walls, comprising 100mm PIR between our 45x95 structural oxters with an additional 75mm on the face.

✔️ 225mm PIR insulation to the ceiling, comprising 150mm between the 145x45 C24 ceiling collars with a further 75mm fixed to the underside.

All of this has been installed while maintaining a 50mm continuous ventilation gap behind the insulation, allowing constant airflow throughout the roof structure and ensuring everything performs exactly as it has been designed to.

One feature we’re particularly pleased with is the ventilation detail around the Velux windows. The architect and structural engineer specified three 10mm ventilation holes above and three 10mm ventilation holes below each Velux window, all within the 50mm ventilation cavity. This creates a continuous flow of air through the roof structure, eliminating the need for additional roof vents while still achieving excellent roof ventilation. 👌

👷 You may also notice the temporary safety balustrade installed around the new stairwell opening on the first floor. This forms part of our strict Health & Safety procedures and has been installed to protect both our workforce and anyone else entering the property while work is ongoing. Our sites are regularly overseen by our own dedicated Health & Safety Officer, and we take these responsibilities extremely seriously. At Clerwood Building Company, ensuring everyone goes home safely at the end of each working day is every bit as important as the quality of the work we produce. ✅

Tomorrow we’ll be installing all three Velux windows, after which we’ll continue pushing on towards vapour barriers, plasterboarding and another stunning finished attic conversion.

⭐️⭐️⭐️⭐️⭐️🔨 Week 2 Complete 🏡

Another fantastic week on site, and the transformation is really starting to take shape! 👌

One of the biggest changes this week has been removing the existing non load bearing brick wall that separated the original bedroom from the stairwell. This was all discussed and agreed with both the client and architect prior to us starting the project. By removing this wall, we’re able to install a much larger staircase and create a grand entrance hallway to the new attic conversion. 🏡✨

This will make both the existing first floor and the new attic flow seamlessly together, giving the whole house a much more open and spacious feel.

✅ All new structural ceiling collars have now been installed and bolted into position.

✅ New structural oxter walls are now complete.

✅ A triple 145 x 45 C24 trimmer has been installed, spanning from a doubled ceiling collar through to the party wall. This has all been carefully designed and calculated by the structural engineer to allow the stairwell opening while maintaining the integrity of the roof structure.

✅ All three window openings have now been structurally brandered and are now ready for installation.

✅ The existing floor has been insulated with new 100mm glass wool insulation before being overlaid with 22mm structural chipboard flooring, creating a solid, level base ready for the remainder of the project.

🏠 Our roofing team have also been hard at work this week, installing the new fascia ventilation along with continuous eaves ventilation. This is a crucial part of any quality attic conversion, ensuring the roof space remains correctly ventilated, helping to prevent future condensation issues and ensuring the conversion complies with current Building Regulations. 👍

💭 It’s often said that the best workmanship is the work you’ll never see. Before any plasterboard goes on, we take pride in making sure every structural detail is completed to the highest standard. It’s these hidden details that ensure the conversion stands the test of time.

➡️ Next week we’ll be installing all three windows, fitting the PIR insulation throughout the roof slopes and continuing to push the project forward. Once that’s complete, the space will really begin to transform into what our clients first envisioned. 👀
