A good outdoor space starts with getting the groundwork right, and this project came with its challenges. Significant amounts of buried rubble were found beneath the surface, meaning the area had to be excavated to create a solid, stable foundation for the work ahead.

We turned an overgrown garden into a bespoke split-level deck. That started with excavation to clear buried rubble and prepare the ground, and once Ground Screws Scotland had handled reinstatement, compaction and formal ground testing, the ground screws went in to anchor a timber structure.

Now the levels work with the slope rather than against it, opening up the countryside views and creating a space for long lunches, afternoons in the sun, and those evenings when no one’s quite ready to head inside.

For The Gleneagles Hotel in Perthshire, a specialist building was delivered almost fully finished to an extremely remote lochside location. GFM and Ground Screws Scotland prepared the site, installed the ground screw foundations, and managed the difficult delivery and siting operation, with the completed building brought into position by tractor and trailer.

The work continued with a bespoke Scottish larch deck, carefully designed around the sweeping lines of the building to create a substantial outdoor space overlooking the loch. The finish makes a technically difficult installation look remarkably simple, which is often the best sign that everything has been done right.

The dome may be the finished feature, but the real work began long before it arrived on site. Set on a remote hillside, the project meant working with steep ground, difficult bedrock, and plenty of problem-solving before the build could properly take shape.

From preparing the site and adapting the ground-screw installation to forming the bespoke circular timber sub-base on site, every stage had to be worked out from the ground up. The part that won't be seen once the dome is finished is what makes this one so interesting.

By the time someone is sitting inside with a coffee and taking in the view, all of that work disappears into the background - which is exactly the point.

On the shores of Loch Lomond, an established lodge site was redeveloped into four modern holiday lodges, arranged as two semi-detached pairs. From demolition and ground preparation through highly insulated passive house-style SIP construction and complete fit-out, the work was handled entirely in-house.

Dark timber-effect cladding, Firestone rubber roofing, and generous glazing complete the lodges, every one with its own kitchen, bedrooms, shower room, and joinery.

Every lodge is designed for the kind of stay where muddy boots are left by the door, mornings start slowly by the loch, and everyone has a comfortable place to come back to after a day outside.

From mud, snow, and extremely wet ground to two finished accommodation pods, this one changed considerably from where it began.

The work started with extensive excavation, underground drainage and services, followed by ground screws, structural timber sub-bases, and floor platforms. The two pods were then constructed on site using SIPs technology, creating a highly insulated, airtight passive house-style build, with curved roof profiles, vaulted ceilings, and timber detailing defining the finished spaces.

Every pod was completed with its own raised entrance deck and timber balustrade, positioned to make the most of the surrounding landscape and mountain views. From the first bucket in the ground to the final finishing touches, the complete build was delivered in-house, even through some particularly difficult Scottish weather.

A challenging start, but a very rewarding finish.

For this project, Ground Screws Scotland, our sister company, was recommended directly to the client by the Lithuanian maker of the prefabricated lodge. After a site and ground inspection, the findings were passed to the structural engineer, and the final ground screw positions and fixing schedule were confirmed before installation began.

The site was then set out from the approved drawings, with the ground screws installed to the specified positions and levels, and the complete timber sub-base constructed to create an accurate platform for the beautiful lodge.

When the lodge arrived, the preparation proved its worth. The client described the foundation and sub-base as "millimetre perfect", a good example of how much work happens before a prefabricated building even reaches the site.

Get the foundation right, and everything that follows has a much easier place to start.

Some jobs start with a clear plot and straightforward access. This one started on an undeveloped hillside, with a geodesic dome positioned on a remote sloping section of the site.

Before the dome could go up, the ground had to be made ready. We created the car parking and access area, then stripped and regraded the dome location to work with the natural contours of the hillside, alongside trenching, underground services, and drainage work. Ground conditions proved particularly challenging - a significant bedrock made conventional ground-screw installation difficult, so the method was adapted, using a heavy-duty steel rock spike and 400 kg piling hammer to form pilot holes through the difficult strata.

From there, the bespoke circular timber sub-base was constructed entirely on site, its complex geometry calling for careful setting to create a strong, accurately formed platform. A large Scottish larch viewing deck was added alongside, profiled into the natural fall of the hillside for an infinity-style deck that keeps the panoramic countryside views open.

What makes this one particularly interesting is everything happening underneath and around the finished dome. From groundworks through specialist rock pe*******on, ground-screw installation, and timber construction, we delivered the complete solution in-house along with Ground Screws Scotland. A challenging site, a very different structure, and a solution that starts from the ground up.

A sauna is a place to slow down, but getting the building right takes a fair amount of precision.

For David Lloyd Fitness, we were subcontracted to construct a sauna building as part of a new development. The existing concrete foundation was already in place, but initial checks found it was out of level, so remedial works came first. The building was then constructed using structural insulated panels, creating a strong, highly insulated building envelope with the accuracy needed for the specialist internal sauna fit-out.

A glazed rooflight set into the SIP roof brings natural light into the sauna, finished with a Firestone rubber roofing system, while Thermowood timber cladding gives the exterior its clean, modern look. Large glazed openings connect the sauna with the surrounding spa area.

The key for us was handing over a structure that was plumb, level, and square, ready for the specialist installation to proceed without compromise. It’s a good example of how much careful work goes into creating a sauna that ultimately feels calm and comfortable.

A garden annexe can be more than an extra room at the end of the garden. Done well, it feels like a natural extension of the home, a place to settle in with a coffee as the leaves turn and stay warm and comfortable long after the summer has gone.

For this bespoke annexe in Edinburgh, the build began with a ground-screw foundation from our sister company, Ground Screws Scotland. The main structure was then built from highly insulated Structural Insulated Panels (SIPs), which are strong, airtight, and excellent at keeping heat in. The result is a space that warms up quickly, stays at a steady, comfortable temperature without draughts or cold spots, and needs very little energy to heat, even through a Scottish winter.

An MVHR system quietly brings in filtered fresh air while recovering heat that would otherwise be lost. Inside, two remotely operated VELUX roof windows keep the high-ceilinged living area bright and peaceful. Outside, Metal Green Cedral cladding, a bronze standing-seam roof, and Chartwell Green windows complete the look, with a large sliding door opening onto a partially sheltered composite deck that connects the space to the garden.

From the ground-screw foundation system to ventilation, finishes, and external works, the full design and construction were managed in-house. A thoughtful space, designed to feel comfortable, connected, and ready for daily life.
