Small in scale, but certainly not in character.

This burgundy cloakroom is a brilliantly moody moment within our recent Victorian villa renovation in The Grange, and exactly the kind of space we love bringing to life.

Despite its footprint of just 1.5sqm, the room called for an incredibly meticulous approach. Multiple crafts and specialist finishes come together here, from the rich, tactile Clayworks plaster to the carefully colour-matched red marble vanity and the technically challenging details required to make the bespoke sink possible.

Working alongside Studio September, the wider project involved the comprehensive renovation and refurbishment of a substantial Victorian villa. Every element was carefully considered to create a calm and cohesive home, while preserving the generous proportions and period character of the original property.

This is your invitation to take a closer look. Tour the full home and discover more of its thoughtful details, specialist finishes and beautifully executed spaces on our website now.

One from the archives that we have never shared before: our full-home renovation and sunroom addition at Frogston Road West in Edinburgh’s Fairmilehead area.

The house was extensively reworked to create a bright, beautifully connected home with modern family life at its heart. The new sunroom formed an important part of that transformation, bringing natural light deep into the ground floor and strengthening the connection between the sitting room, open-plan kitchen and garden beyond.

With underfloor heating and a central log burner, it offers a comfortable place to relax and entertain throughout the year. Double doors lead directly onto the decking and private rear garden, allowing the living spaces to flow naturally outdoors.

Across the wider renovation, every part of the house was considered, from the generous kitchen and family room to the bedrooms, bathrooms, utility spaces and home office, resulting in a cohesive home designed around the rhythms of everyday life.

The defining move in this Victorian apartment renovation was relocating the kitchen to the front of the property, bringing two rooms together to create a generous open-plan kitchen, dining and living space.

This carefully considered reconfiguration allowed the former kitchen to become an additional bedroom, while the bathrooms and hallway were redesigned to introduce an ensuite, a new shower room and a far more natural flow throughout the apartment.

Realising the new layout required significant structural work, including new steelwork. Missing cornicing, window shutters and other period details were sensitively reinstated, with bespoke joinery, oak flooring and considered finishes bringing the reconfigured spaces together.

What was once an overlooked storage space is now a beautifully considered place to prepare drinks and entertain. Proof that even the smallest spaces can earn their place in a home.

We are seeing more and more clients choose to incorporate saunas into their homes, an extension of our belief that the spaces we design should reflect the interests, hobbies and passions of the people who live within them.

This particular sauna occupies a remarkable coastal setting in East Lothian, where the experience is shaped by far-reaching views and a strong connection to the surrounding landscape.

At Eton Terrace, contemporary interventions were introduced with precision, adding character while respecting the proportions and architectural language of the original home.

In the dining area, walls and ceiling are wrapped in shou sugi ban cladding (the Japanese technique of charring timber) to create a rich, tactile contrast with the lighter palette beyond.

Positioned at the heart of the plan, this darker volume gives the dining space a distinct identity while carefully zoning the sitting room to the front from the kitchen to the rear. The result is a connected sequence of spaces, each with its own atmosphere and purpose.

We’re very proud to share this project and an exclusive feature published by Homes & Interiors Scotland.

Once divided into bedsits, this four-storey Georgian townhouse has undergone a comprehensive renovation to create a practical and welcoming family home. The layout, comfort and performance were transformed while the building’s original character, from its ornate cornicing and fireplaces to its masonry and timberwork, was carefully retained and restored.

At the heart of the project was the owners' wish to create an enduring family home: "We wanted to create a space where everyone can always come home."

The result brings renewed purpose to every level of the house, including guest accommodation in the extensively reworked basement, alongside significant improvements to heating, insulation, services and protection from damp and water ingress.

Thank you to BLOCK NINE Architects for their collaboration, ZAC and ZAC for the beautiful photography and Homes & Interiors Scotland for telling the story so thoughtfully.

We’d also like to thank Meraki Concept Studio for bringing this project to life on our website and for their continued support in developing a richer, more useful online home for BANN.
