SOMETIMES THE MOST DIFFICULT PART OF A BUILD IS GETTING EVERYTHING INTO POSITION.

When people think about a major renovation or extension, they naturally picture the finished space, the new layout and the transformation of the property. What they rarely consider is the practical challenge of getting the materials needed to make it all happen into the right place.

Every property presents its own set of constraints, particularly when you're working on an existing home. Access can be limited, space is often restricted and the route between the delivery point and where materials are needed isn't always straightforward.

It's one of the reasons construction requires considerably more planning and coordination than people might imagine. The work itself is only part of the equation. Deliveries, access, handling, safety and the order in which different stages take place all need careful consideration, especially when you're dealing with materials of this size and weight.

These two substantial steel beams are a good example. Getting them through our client's property and into the rear garden ready for installation was a significant logistical task in its own right.

For homeowners, much of this work happens long before the visible transformation begins, but it's an essential part of keeping a project moving safely and efficiently.

A successful building project isn't just about knowing how to construct something. It's about understanding everything required to make that construction possible.

YOU NOTICE THE ROOM. YOU LIVE WITH THE DETAILS.

When you first see a newly finished kitchen, it’s usually the big things that get your attention. The layout, the cabinetry, the worktops, the colour scheme and the amount of space all make the immediate impression.

Once you actually live there, though, your experience of that room becomes much more about the details.

It’s the lighting underneath the cabinets when you walk into the kitchen early in the morning. The boiling water tap that saves reaching for the kettle. The position of the hob when you’re preparing dinner. The extractor sitting exactly where it needs to. The sockets, switches and storage that you barely notice when they’ve been planned properly, because they simply work.

These photographs from one of our completed projects capture some of those details particularly well. Individually, none of them defines the kitchen. Collectively, they’re a big part of what makes the finished room enjoyable to use every day.

That’s something worth remembering when planning a renovation or extension. It’s very easy to spend most of your time thinking about what a room will look like when it’s finished.

Spend just as much time thinking about the hundreds of little interactions you’ll have with it afterwards.

The big decisions create the room.

The small ones determine what it’s like to live in.

THE BEST ROOM IN YOUR HOUSE MIGHT BE THE ONE NOBODY USES.

Most homes have a room that looks perfectly good on a floor plan but, in reality, barely gets used.

It might be a formal dining room that only comes into its own at Christmas, a front reception room everyone walks past on their way to the kitchen, or a spare bedroom that has gradually become somewhere to store things you don’t quite know what to do with.

At the same time, another part of the house is probably doing far too much. The kitchen table becomes a desk, homework station and dumping ground. The hallway fills with shoes and coats.

Everyone gravitates towards one living space while another perfectly good room sits largely untouched.

When people start thinking about renovating, the instinct is often to ask what could we add? An extension, another room, more floor area.

Sometimes a better question is: what space are we already paying for that isn’t earning its place?

Changing the relationship between existing rooms, opening up the right areas or giving an underused space a completely different purpose can sometimes transform how a house works before you’ve added a single square metre.

So here’s an interesting thing to do this evening: mentally walk through your home and ask yourself when you last properly used each room.

The answer might tell you more about your next renovation than the floor plan does.

Your House has a Rush Hour.

Most homes have one.

It might be 7:45 in the morning when somebody is making breakfast, somebody else is looking for their shoes, the washing machine is running, a child needs the bathroom and two people are trying to get through the same doorway.

Or it might be 6pm, when everyone arrives home at roughly the same time and coats, bags, shopping, cooking and homework all converge on the same few square metres.

Interestingly, these moments can tell you far more about what needs changing in a house than looking through hundreds of pictures of beautiful interiors.
When we talk about improving a home, people naturally think about additional bedrooms, larger kitchens, bigger extensions and new finishes. Yet some of the biggest improvements can come from understanding where the house creates friction.

Perhaps everyone walks through the kitchen to reach the garden. There’s nowhere sensible to put coats when you come through the door. The utility space is on the wrong side of the house. Three doors collide in one hallway. The kitchen has plenty of floor area but somehow two people can’t comfortably cook in it together.

None of those problems are particularly glamorous, but solving them can fundamentally change how a home feels to live in.

So if you’re considering an extension or renovation, try something before you start deciding what you want to build.

Pay attention to your house at rush hour.

Notice where people get in each other’s way, where things naturally accumulate and which journeys through the house happen twenty times a day.
Because sometimes the best brief for a building project isn’t “we need another 30 square metres.”
It’s “we want our home to work better at 7:45 on a Monday morning.”

An extension doesn’t always need to give you more rooms. Sometimes it needs to make the rooms you already use work properly.

This kitchen formed part of our extension project in Tunbridge Wells, and it’s a good example of why additional square footage is only part of the conversation when you’re planning to extend.

What really matters is what that extra space allows you to do with the layout. Here, the finished kitchen has room for a substantial central island, plenty of storage and worktop space, while the rooflights and glazing bring natural light deep into what is now a much larger area.

These are the decisions that can change how a home feels day to day. Instead of simply adding space onto the back of a property, a well considered extension gives you an opportunity to rethink how the existing house and the new addition work together.

That’s why we always think the best starting point is not simply “How big should the extension be?” but “What do you want the house to do better once it’s finished?”

A look at the completed kitchen from our Tunbridge Wells extension.

A closer look at one of our renovation projects in Rye.

Renovating an existing property is rarely about changing one room or improving one individual feature. The best projects consider the property as a whole, looking at how the different spaces work together and how the finished home can better suit the people living in it.

This project in Rye is a good example of the kind of work we enjoy undertaking at SG Construction South East. Bringing a renovation together requires coordination across different stages of the build, attention to the details that will ultimately be visible, and just as importantly, care over the work that will eventually be hidden behind the finished surfaces.

The video gives a much better sense of the completed project than individual photographs ever could, so we’ll let the work do most of the talking.

If you’re considering renovating or substantially improving a property across East Sussex, Kent or the wider South East, we’d be happy to discuss what you have in mind.

The cheapest quote isn’t always the cheapest project.

When you’re planning an extension or major renovation, it’s completely natural to compare the figures at the bottom of each quotation. The problem is that two builders can appear to be pricing the same project while actually allowing for very different things.

One quotation might include scaffolding, waste removal, Building Control requirements, site management, electrical and plumbing work, making good and finishing. Another might look considerably cheaper because some of those costs have been excluded, left as provisional allowances or simply haven’t been accounted for yet.

That doesn’t mean you should automatically choose the most expensive builder either. The important thing is to make sure you’re comparing like for like. Look carefully at the scope, specification, allowances and exclusions, and establish exactly who is responsible for each element of the work before making a decision.

A good quotation should give you confidence about where your money is going, rather than leave you discovering additional costs halfway through the build.

If you’re planning an extension, renovation or major home improvement in Hastings or across East Sussex and would like to talk through your project, get in touch with SG Construction South East.

Five stars from Marianna, and the bit that stood out to us was about Building Control.

Plenty of builders will get the work done. Fewer will sit with the engineers, get the detail signed off and make sure the paperwork holds up when you come to sell the place.

We’d rather do it that way round.
Thanks Marianna, much appreciated.
