Due to this garage becoming a music room, we decided to upgrade the wall insulation to acoustic! To help reduce the noise throughout the house🎵🎸🎧

This garage is being turned into an office / music room, with temporary access to a utility room which will be closed off when we begin the extension for this project next year.

Bay roof replacement;
- 15yr product guarantee + additional 5 with the top coat we have used!
- removal of the old felt roof exposed what none of us were expecting… a decayed concrete roof!
- instead of a new timber deck we had to remove all loose material and bed down a new 2” thick layer.
- New fascias.
- Grp liquid roof.

Benefits of a liquid roof is it doesn’t dry rigid like standard grp, it stays rubberised to allow for thermal expansion/ contraction / movement.

Part remedial;

2x arch reforming
4x bay sills needed dowels and reforming

All hollow render has been removed, almost 85% of the front render had to be removed 🫣
Uncovering a multitude of sins from missing bricks, structural movement, cracks, gaps, sections of loose brickwork.

The next phases are remedial!
Any issues must get fixed prior to rendering otherwise there simply is no point.
