Another important milestone reached for this new-build development in Angus — Building Warrant approved. ✅

This approval confirms that the detailed construction drawings have now been accepted, allowing the project to move forward towards construction. 🚧

A lot of work goes into reaching this stage, from developing the internal layout and elevations through to coordinating the structural, energy and technical requirements.

Great to see this one progressing, and I’m looking forward to seeing the designs begin to take shape on site. 🏡🏡

Most people think the expensive part of an extension is the kitchen, the flooring or the finishes.

It isn’t.

The most expensive mistake is getting the layout wrong.

A kitchen can be replaced. Flooring can be changed. Paint colours come and go.

But once the walls are built, changing how your home flows can cost thousands.

That’s why I spend far more time thinking about how my clients will actually live in their home than what it’ll look like on Pinterest.

☀️ Where will the morning light come from?
🍽️ Can everyone comfortably gather around the island?
🚪 Does the garden feel connected to the house?
🛋️ Will this still work in 10 years’ time?

I’m up at my own mill conversion today, and every design decision is being made with those questions in mind.

Does your extension need planning permission? 🏡
It’s one of the most common questions I get asked — and the answer isn’t always straightforward.
In Scotland, some single storey extensions can fall under permitted development, meaning a full planning application may not be required.
But there are still rules around size, height, position, boundaries, conservation areas and previous extensions.
And even if planning permission isn’t needed, you may still need a building warrant.
The Scottish Government has a useful single storey permitted development flowchart, but it can still be confusing if you’re not used to dealing with this every day.
