Planning permission already granted on this extension, building warrant drawings are currently being drawn up and ready for submission really soon.

Another important milestone reached for this new-build development in Angus — Building Warrant approved. ✅

This approval confirms that the detailed construction drawings have now been accepted, allowing the project to move forward towards construction. 🚧

A lot of work goes into reaching this stage, from developing the internal layout and elevations through to coordinating the structural, energy and technical requirements.

Great to see this one progressing, and I’m looking forward to seeing the designs begin to take shape on site. 🏡🏡

One of the biggest mistakes homeowners make is designing the perfect extension first… and only thinking seriously about budget afterwards.

The size, structure, specification and access can all have a major impact on cost, so it is important to have an honest conversation about budget early in the process.
That way, the design can be shaped around what you are comfortable spending, rather than having to strip everything back later.

A good design is not always the biggest possible extension.
It is the best solution for your home, your lifestyle and your budget.

From tired and dated… to bright, modern and designed around the way the homeowners live.
One of the most rewarding parts of my job is helping clients see the potential in a space they thought they’d outgrown.
This refurbishment project in Perthshire completely reimagines the heart of the home. By carefully redesigning the layout and visualising the end result before any work begins, the clients can move forward with confidence, knowing exactly what they’re getting.
If you’re looking around your home thinking “we need more from this space” but you’re not sure where to start, that’s exactly where I come in.

From the initial concept through to planning, building warrant and technical drawings, I’ll guide you through the entire process and make it as straightforward as possible.

Most people think the expensive part of an extension is the kitchen, the flooring or the finishes.

It isn’t.

The most expensive mistake is getting the layout wrong.

A kitchen can be replaced. Flooring can be changed. Paint colours come and go.

But once the walls are built, changing how your home flows can cost thousands.

That’s why I spend far more time thinking about how my clients will actually live in their home than what it’ll look like on Pinterest.

☀️ Where will the morning light come from?
🍽️ Can everyone comfortably gather around the island?
🚪 Does the garden feel connected to the house?
🛋️ Will this still work in 10 years’ time?

I’m up at my own mill conversion today, and every design decision is being made with those questions in mind.

If you’re planning an extension, renovation or conversion, start with the way you want to live—not the finishes.

If you’d like to chat through your ideas before you commit to anything, feel free to send me a message. There’s no obligation, and it could save you from an expensive mistake.

Does your extension need planning permission? 🏡
It’s one of the most common questions I get asked — and the answer isn’t always straightforward.
In Scotland, some single storey extensions can fall under permitted development, meaning a full planning application may not be required.
But there are still rules around size, height, position, boundaries, conservation areas and previous extensions.
And even if planning permission isn’t needed, you may still need a building warrant.
The Scottish Government has a useful single storey permitted development flowchart, but it can still be confusing if you’re not used to dealing with this every day.
If you’re thinking about an extension and aren’t sure what permissions you need, feel free to send me a message and I’ll point you in the right direction.

I’m looking to work with small developers, self-builders, builders and landowners across Scotland.

If you have a potential plot or small development site and need help with:

• Feasibility
• Planning drawings
• Building warrant drawings
• Technical packages
• Getting the project moving

I’ve put together a simple fixed-fee offer:

£6,000 per plot
£2,000 planning stage
£4,000 building warrant/technical stage

Reduced fees may be available for larger sites with repeated house types.

If you’ve got a site you’re looking at, or know someone who does, feel free to send me a message.

Happy to have an informal chat and see if I can help.

It doesn’t look like this one is going to get off the drawing board, I suppose the whole point of a feasibility study is sometimes the project just isn’t feasible for the individual. If you have your own plot or want to get your project started get in touch and let’s have a chat.
