Sometimes a second opinion confirms you're already on the right track!

Getting another architect to look at your plans doesn't necessarily mean something is wrong. You might simply want reassurance before committing to a significant investment, or a fresh perspective on a decision you're unsure about.

Sometimes the most useful advice is: yes, we'd do the same thing.

Other times, a different approach can open up possibilities you hadn't considered.

Every building has a story - sometimes it's obvious: an old timber frame, handmade bricks or a beautiful original roof structure.

Sometimes it's hidden behind layers of alterations and decades of DIY.

Understanding what's already there can be just as important as deciding what to add. Particularly with older properties, the existing building can tell you a lot about how it should be repaired, altered or extended.

That's one of the more interesting parts of working with existing buildings: you never quite know what you'll find!

Looking at a listed building? Don't assume you're not allowed to change anything, being listed doesn't mean a building has to remain frozen in time!

Extensions, alterations and improvements can all be possible, they simply need to be approached with care and an understanding of the building's history and significance.

The key is finding the right balance between preserving what makes the property special and making it work for modern life.

BBC Radio 4's You and Yours recently looked at the problem of rogue builders, following the Government's announcement of a new clampdown on unscrupulous traders.

For anyone planning an extension or major renovation, it's a useful reminder that choosing the right builder is only part of protecting your project.

Having an architect involved and putting a proper building contract in place can give you much greater clarity over what's being built, what's included, how payments are made and what happens if things don't go to plan.

Our advice? Don't just agree a price and hand over a deposit.

Have a proper design. Have a proper contract. Know exactly what you're paying for.

It might feel like extra work at the beginning, but it can save a lot of stress later!

Q: Is it worth getting an architect's advice before buying a house?

A: If you're already thinking about extending, renovating or changing the layout, it can be.

A quick look at the property could highlight planning restrictions, listed status, potential for an extension or opportunities you might not have considered.

It's much easier to ask the questions before you buy than afterwards!
