Somebody broke Paffey’s First Law of Plumbing - Protect Your Flow Rates. Rising main in Poundbury, leaking and throttled by a section of 15mm pipe just to fit a washing machine valve. All fixed, hot and cold flow rates in the three bathrooms now optimal, after… maybe 25 years!

A word to the wise. If you are moving house, make sure that evidence of annual boiler servicing is available in your new home. In this case our unfortunate client has no recorded evidence of the yearly servicing needed to maintain the Manufacturer Warranty before she moved in. We contacted the Manufacturer who told us that their warranty is now void. The repair required to make this boiler safe again is very expensive, hundreds of pounds. It should have been free. Our client has had the boiler serviced every year since she moved in. The previous owner left no evidence that he had done the same.
