When it rains it pours…

Missing or incorrectly installed cavity trays are a common defect found to a wide range of buildings, but this example is one of the worst we have seen extending over 60 metres around the perimeter of the building at first floor level.

The wrong material has been installed to a poor standard causing water to pond in the cavity before penetrating to the inner leaf causing damage to internal finishes. Without weep holes installed to the outside of the building any water that was directed to the external face of the building was saturating the render causing it to fail.

The poor quality design and workmanship did not end there. Several other elements including window sub-cills, the string course and window reveals were all encouraging water into the cavity intensifying the problem.

During the works several other potentially dangerous unrelated faults were discovered. Very concerning for a building constructed 20 years ago.
