How to Plan Passive Fire Protection Before M&E Installation Begins
Mechanical and electrical services tend to occupy every available route through a building. Cable trays fill ceiling voids, pipework moves through risers, and ducts cross walls and floors. By the time the installation is advanced, passive fire protection is often expected to fit around whatever space remains.
That is the wrong sequence.
Passive fire protection should be planned before M&E installation begins, while service routes can still be coordinated, openings can still be formed correctly and access remains available for installation and inspection.
The first step is to identify the compartment lines. Fire-resisting walls, floors, shafts, risers and protected routes should be clear before services are fixed. Every pipe, cable, tray, duct or conduit that crosses those lines creates a pe*******on that must be protected.
Those crossings should be deliberate. Services can often be grouped, rerouted or directed through planned openings, reducing the number of pe*******ons and making the fire stopping easier to install and inspect.
Early involvement from the passive fire protection contractor is essential. Specialists can review proposed service routes, substrates, opening sizes and resistance periods before the work becomes fixed. This is particularly important in plant rooms, risers and ceiling voids, where access disappears quickly.
Opening sizes also need careful thought. An opening that is too large may require a more complex system. One that is too tight may not provide enough room for the tested detail. Irregular edges, damaged substrates and overcrowded mixed-service pe*******ons all make compliance harder.
Working space matters as well. Fire stopping needs enough room for preparation, backing materials, collars, wraps, boards, sealants and fixings. It also needs enough visibility for proper inspection. Services packed tightly against walls and soffits can make both difficult.
Sequencing should then be built into the programme. Fire stopping installed too early may be damaged by later trades. Installed too late, it may become inaccessible. The usual answer is to coordinate the pe*******on, install the main services, complete the passive fire protection once the arrangement is stable, then inspect and photograph the work before concealment.
Responsibility must also be clear. The builder may form the opening, the M&E contractor may install the services, and the fire stopping contractor may seal the pe*******on. Without clear coordination, defects appear between packages.
The principle is simple: the fire strategy should shape the service installation, not chase after it.
