πŸ’§ Not Every Leak Starts with Pipework

A homeowner in Bedford had noticed water staining spreading across their lounge ceiling. The timing seemed suspicious too - the problem became much more noticeable after their daughter moved back home and started regularly using the en-suite shower above.

Martin from Leak Detective Bedfordshire was called in to investigate. Moisture readings confirmed active water ingress, and a controlled water test quickly narrowed the issue down to the en-suite shower but the culprit wasn't a burst pipe:

Further investigation revealed several installation defects:

πŸ”Ž The shower tray was missing a central support leg
πŸ”Ž The tray had been installed out of level
πŸ”Ž Water was escaping behind the shower enclosure
πŸ”Ž Inadequate boarding behind the tiles allowed moisture to track into the wall cavity

The escaping water had travelled much further than expected. Evidence of dampness, mould and elevated moisture readings were found behind a wardrobe in an adjacent bedroom, as well as within the lounge ceiling below.

In this case, the staining in the lounge was only part of the story. The real problem was hidden behind the shower.

Another great investigation from Martin and the team at Leak Detective Bedfordshire πŸ‘

πŸ’§ The Water Company Said There Was a Leak... But Where?

A homeowner in Crownhill, Milton Keynes was contacted by their water supplier after abnormal water usage suggested a leak on the incoming water main. The estimated loss? Around 12 litres every hour.

With no obvious signs of water escaping, Martin from Leak Detective Bedfordshire was called in to investigate.

The first step was to confirm the leak was real.

With the internal stopcock isolated, the boundary meter continued to record water usage, matching the water company's estimate and confirming a continuous loss on the supply pipe.

An acoustic survey provided a clue, but not enough to pinpoint the source, so tracer gas was introduced into the pipework.

As the survey progressed across the driveway and towards the boundary, the readings suddenly climbed - identifying the leak location in the public footpath between the boundary stopcock and nearby utility services.

πŸ”Ž Leak traced to the incoming water main
πŸ”Ž Located within the public footpath at the property boundary
πŸ”Ž Responsibility of the water authority rather than the homeowner

Not every leak ends with an excavation.

Sometimes the biggest value is giving the homeowner clear evidence of exactly where the problem is - and who needs to fix it.

Great work from Martin and the team at Leak Detective Bedfordshire πŸ‘

πŸ•΅οΈ A nail. A pinhole. A whole kitchen pulled apart. Sometimes the smallest culprit causes the biggest headache.

Azeem at Leak Detective Leeds & Sheffield was called to a property in Leeds where the underfloor heating circuit would not hold pressure. The homeowner had noticed a faint hissing whenever they topped up the system. A classic sign that water was escaping somewhere it should not.

Here is how Azeem traced it πŸ‘‡

πŸ” Repressurised the system and listened for escaping water around the kitchen units
πŸ” Used a borescope camera through a small void to confirm a leak below the floor
πŸ” Removed a floor tile to reveal a damp patch with a nail sitting dead centre
πŸ” Exposed the underfloor heating pipe to find a pinhole leak, lined up perfectly with the nail

The cause? A single nail that had punctured the pipe and slowly saturated the subfloor over time. The video below shows the leak in action πŸŽ₯πŸ’§

This is exactly why specialist leak detection matters. No guesswork, no ripping out an entire floor on a hunch. Just the right equipment, a methodical approach, and a confirmed diagnosis.

Got a leak you cannot find? We cover the whole of the UK. πŸ“

πŸ’§ Water Running Out Onto the Pavement… and a Meter Spinning Non-Stop

That was the problem at this convenience store in Airdrie, where water could be seen seeping through the pavement outside whenever the mains supply was turned on. The water meter told the same story with nothing in use inside the shop, it was still recording a huge 10.5 litres per minute.

Our technician Jonny attended to investigate. Using a combination of:

πŸ”Ž Acoustic testing
πŸ”Ž Utility tracing
πŸ”Ž Tracer gas leak detection

…the underground supply pipe was traced directly through the middle aisle of the shop.

Strong tracer gas readings were then detected beneath the tiled floor where the original building met a later extension. But when the floor was opened up, things weren’t quite as straightforward as expected.

After lifting tiles and excavating below the suspended floor, the team discovered additional layers beneath the flooring meaning the leak wasn’t exactly where first thought. So the investigation continued.

Eventually, the source was exposed:

πŸ”Ž A split 28mm brass coupler on the mains supply, hidden beneath the shop floor.

The damaged fitting was cut out, the pipework repaired and pressure tested.
βœ” Meter stopped spinning
βœ” No further leaks detected
βœ” Floor reinstated before leaving site

Another great find and fix from JonnyπŸ‘

πŸ’§ Water Coming Up Through the Drain Channel? That’s Never a Good Sign

That was the situation at this property in Edinburgh, where water could actually be seen pushing up through the rear garden drainage channel.
Scottish Water had already confirmed it was a mains water leak but the exact location still needed to be identified.

Ben from Leak Detective Edinburgh attended to investigate.
Using acoustic listening equipment, the highest readings were detected beneath the slabs outside the rear doors leading into the garden area.

Once access was gained beneath the slabs, the source became clear:

πŸ”Ž A split in an underground section of lead pipework, hidden directly beneath the patio slabs with water tracking underground before surfacing through the drainage channel.

Another great investigation from Ben at Leak Detective Edinburgh πŸ‘

πŸŽ₯ Watch the video to see the leak exposed underground.
