π§ Not Every Leak Starts with Pipework
A homeowner in Bedford had noticed water staining spreading across their lounge ceiling. The timing seemed suspicious too - the problem became much more noticeable after their daughter moved back home and started regularly using the en-suite shower above.
Martin from Leak Detective Bedfordshire was called in to investigate. Moisture readings confirmed active water ingress, and a controlled water test quickly narrowed the issue down to the en-suite shower but the culprit wasn't a burst pipe:
Further investigation revealed several installation defects:
π The shower tray was missing a central support leg
π The tray had been installed out of level
π Water was escaping behind the shower enclosure
π Inadequate boarding behind the tiles allowed moisture to track into the wall cavity
The escaping water had travelled much further than expected. Evidence of dampness, mould and elevated moisture readings were found behind a wardrobe in an adjacent bedroom, as well as within the lounge ceiling below.
In this case, the staining in the lounge was only part of the story. The real problem was hidden behind the shower.
