🐎💧 This Leak Detection Job Had a Very Interested Observer...

When a smart water meter alerted the owners of this property near Ampthill to a leak, finding it wasn’t going to be straightforward. The incoming mains water supply runs for approximately 350 metres across the surrounding paddocks before reaching the property. With that much ground to cover, Martin from Leak Detective Bedfordshire was called in to track down the problem.

Testing confirmed the leak was somewhere along the external supply, which was losing around 29 litres of water every hour. A visual inspection revealed one particularly wet patch of ground approximately 75 metres from the meter. Martin then used acoustic leak detection to investigate further, with the sound of escaping water becoming progressively louder until the strongest point could be pinpointed. 🎯

A targeted excavation revealed the culprit:

🔎 An old, faulty connector on the underground mains water supply.

The defective connection was removed and replaced before the meter was monitored again to confirm the leak had been successfully repaired. The excavation was then backfilled and the job completed. 👏

There was just time for one final check before everything was wrapped up…

🎉 1 Year of Leak Detective North London 🎉

Today marks the first anniversary of Leak Detective North London! Congratulations to James and his team on reaching this important milestone.

The first year in business is all about building foundations, gaining experience and finding your feet in the local market. Throughout the past 12 months, James has continued to put the work in, develop the business and represent Leak Detective across North London.

Reaching the one-year mark is a great opportunity to look ahead, take everything learned from year one and carry it forward into the next chapter.

💧 Why Did This Heating System Keep Losing Pressure?

A homeowner in Sheffield was experiencing ongoing pressure loss from their central heating system. The boiler had already been inspected, with no fault identified, so the team at Leak Detective Leeds & Sheffield were called in to find out where the pressure was going.

The investigation started with thermal imaging, allowing the team to trace the concealed heating pipework beneath the floors. There was no obvious indication of a leak, so they moved on to tracer gas.

After draining and pressurising the heating system with tracer gas, the pressure drop confirmed there was a leak somewhere on the system.

The team then worked their way through the property until a high reading near a radiator in the office led them to the source.

🎯 Hidden beneath the flooring was a leaking push-fit elbow fitting on the central heating pipework.

With the location pinpointed, a targeted section of flooring was removed, the faulty fitting exposed and replaced and the system re-pressurised. Most importantly, further monitoring confirmed the repair had been successful, with no further pressure loss.

💧 4.5 Litres a Minute… With No Sign of a Leak

That was the problem facing a homeowner in Lockington, East Yorkshire.

Their water meter was showing constant usage of around 4.5 litres per minute, even when nothing was being used. There were no obvious signs of water damage inside or outside the property.

Richard and the team at Leak Detective Humberside were called in to find out where all that water was going.

Using tracer gas, acoustic testing, a pipe mic, borescope inspection and pipe tracing equipment, the team gradually followed the evidence from inside the property towards the rear pathway. Eventually, the strongest leak noise was pinpointed between two external drainage gullies. A small number of block pavers were lifted and a targeted excavation carried out and almost immediately, a considerable amount of water was discovered beneath the surface. 💦

Further investigation revealed the source:

🔎 A leaking tee fitting on the underground water supply, hidden beneath drainage pipework. The plastic fitting appeared to have split at a welded joint.

💧 Two Years of Suspected Water Loss… Finally Some Answers

This homeowner in Immingham had been aware of a suspected leak for around two years, with their water meter continuing to record usage even when the internal supply was isolated.

Richard from Leak Detective Humberside was called in to investigate and establish exactly where the problem was. Tracer gas testing produced maximum readings inside the meter chamber on the public footpath and the sound of the leak could even be heard by ear. Everything was pointing towards the meter area, but Richard went one step further.

A small test excavation was carried out at the property boundary to expose the incoming supply pipe and make sure the leak wasn’t on the homeowner’s side. The result?

🔎 No tracer gas detected at the boundary. No signs of water ingress on the property side. Maximum tracer gas readings at the meter chamber. Leak noise clearly audible around the meter.

With the evidence pointing to the meter chamber rather than the customer’s pipework, Richard was able to provide a detailed report for the homeowner to take back to the water authority.

Sometimes finding a leak is only part of the job, proving where it isn’t can be just as important.

💧 One Suspected Leak… Several Problems Found

The customer at this property in East Hendred, Oxfordshire had noticed water damage around the front entrance, as well as a loss of pressure from the central heating system. There was also a question over whether recent external works could be allowing water into the property.

Ryan from Leak Detective Thames Valley & Cotswolds was called in to get to the bottom of it. Using a combination of thermal imaging, acoustic testing, moisture mapping and further investigation of the concealed pipework, Ryan found that there wasn’t just one issue:

🔎 A leak from an isolation valve concealed within the downstairs WC
🔎 A leak associated with the waste pipework above the boiler
🔎 A further leak on the central heating return pipework near the system filter

Ryan also mapped the areas of elevated moisture, giving the customer a much clearer picture of how the property had been affected and what needed to happen next.

It’s a great example of why a thorough leak detection investigation matters. What initially looks like one problem can sometimes turn out to have more than one source.

With the causes identified, the customer now has clear recommendations for the necessary repairs and further checks to the heating system.

💧 A Hidden Leak. Found and Fixed with Minimal Disruption.

This homeowner in Barrow upon Humber had already had the water authority out after water started coming up through the concrete floor of their kitchen extension. An excavation had been made outside the property, where water could be seen trickling through the brickwork but the source of the leak still hadn’t been found.

That’s when Richard from Leak Detective Humberside was called in. Using thermal imaging, moisture readings, tracer gas and acoustic testing, Richard was able to narrow the leak down to the outer edge of the concrete slab.

With a targeted, minimal excavation, he exposed the hidden supply pipework and found the culprit:

🔎 A pinhole leak on the underside of a copper pipe. The pipe had been supported on bricks beneath the floor and over time, the bricks appear to have rubbed against the copper and caused it to fail

Richard cut out the damaged section and completed the repair using soldered and press-fit fittings.

Despite the amount of water that had escaped, the leak itself was accessed with minimal disruption to the customer’s home - exactly what specialist trace & access is all about.

And the best bit? The customer’s partner was so pleased with Richard’s help that he left Leak Detective Humberside a 5-star review. ⭐⭐⭐⭐⭐

💧 Pinpoint First. Excavate Second

A customer in West Bromwich had been informed by their water supplier that there was a leak somewhere on the mains supply pipe but with no visible signs of water inside or outside the property, the location was unknown.

That’s where Wasim from Leak Detective Birmingham Central came in. The water meter confirmed continuous usage, so Wasim began investigating using specialist leak detection equipment.

Tracer gas was introduced into the supply, producing elevated readings externally near the stopcock. Acoustic testing was then used across the same area and picked up persistent noise consistent with a leak.

Two different methods. Both pointing to the same location. 🎯

🔎 A targeted area identified for excavation and repair

In this case, the customer had the ability to carry out the excavation and repair themselves - they just needed Leak Detective to pinpoint exactly where the problem was.

Rather than unnecessarily excavating a large area looking for the leak, Wasim was able to give them a targeted location to work from.

Sometimes you don’t need us to carry out the excavation - you just need us to take away the guesswork and identify where to access the pipework. 👍

⚡💧 Is This the Coolest Van in the Leak Detective Fleet?

We had a visitor at Leak Detective HQ yesterday. Ben from Leak Detective Edinburgh stopped by to see the head office team - and he brought his rather smart new van with him! 👀

Not only does the blue look fantastic with the Leak Detective branding, but there’s something else that makes this van a first for us…

⚡ It’s fully electric!

That makes Ben the proud owner of the first electric van in the Leak Detective fleet - hopefully the first of many as our network continues to grow.

It was great to catch up with Ben and, of course, we couldn’t resist getting a few photos of the new wheels while he was here. 📸
