Another anonymised example of what a Homebuyer Drainage Survey catches.

🏠 Property: converted farm building, 4 bedrooms, private drainage system installed at conversion.

Standard pre-purchase survey: didn't say much about the drainage.

Our survey found:
❌ Treatment plant sized for a smaller household than the current one
❌ No valid discharge consent
❌ Air pump beyond its useful life
💰 Estimated fix: £14,500

The buyer went ahead — but with the £14,500 factored into their planning. Post-completion the work was done on a schedule, not in an emergency.

Twelve weeks of Water Wednesdays.

We've talked about why this matters. We've talked about what fails when systems fail. We've talked about headwater burns, lochs, drinking water and the rivers that connect them.

The hidden cost of a Scottish summer ☀️

Scottish summers are getting drier. River flows drop dramatically through July and August — sometimes to 20% of winter levels. Some smaller burns dry up completely.

For ecosystems, this is stressful. For private wastewater systems, it's the period when their performance matters most.

Here's why: a treatment plant or septic tank doesn't reduce its output just because the river it discharges to is running low. The same volume of treated effluent enters a much smaller volume of river water. Anything not properly treated gets dramatically concentrated.

A system operating within its consent in winter can be marginal — or non-compliant — by August.

SEPA know this. Their monitoring is weighted towards low-flow conditions for exactly this reason. So if you've ever wondered why effluent testing matters in summer specifically, this is it.

A river running this low is a river running on the edge. The systems above it need to be running properly. 💧

Spotted on a recent visit. Multiple things wrong here — we'll let you have a guess in the comments before we reveal next week.

A hint: more than one rule has been broken.

These posts aren't about slagging off other installers. They're a warning. The cheapest quote often becomes the most expensive job, because the customer ends up paying twice — once for the install, again when it has to be ripped out and redone.

If you're getting quotes for a new system, ask your installer:

Are they manufacturer-trained?

Can they show you accreditations?

Will they walk you through what they're doing and why?

The good ones love these questions.
