Why screed floors fail in year one, and how to avoid it

Screed that cracks or lifts within twelve months usually traces back to decisions made before a single bag was mixed.

The wrong screed for the job is a common culprit. Underfloor heating, a heavy commercial load and a tight deadline each call for something different, whether that's liquid, sand and cement, lightweight or rapid drying.

Rushing is the other one. Deadlines matter, but a good contractor hits them without cutting corners on the finish.

Getting your floor ready for a winter screed pour

Cold weather changes how a screed cures, so a bit of prep now saves headaches later.

Site temperature matters more in winter. We recommend keeping the building above 5°C for several days before the pour, during it, and while it cures, otherwise you risk slow strength gain or surface issues.

Make sure the subfloor is properly insulated and free of standing water or damp patches. Wet or frozen substrates won't bond properly with the screed and can cause problems months down the line.

If you're running underfloor heating, get the pipes pressure tested and secured before we arrive. It's far easier to fix a leak or loose clip before the screed goes down than after.

Give us a call early too. A free site visit means we can flag any issues with access, drying time, or insulation before the pour date, not after.

A screed quote that's hundreds of pounds under everyone else's usually means something's missing, not that you've found a bargain.

Check what depth they've quoted for. Sand and cement screed needs proper depth over underfloor heating pipes, and a thin skim will crack or heat unevenly within a year or two.

Ask whether they're including a proper drying time or rushing you onto a rapid drying floor screed without telling you. Some jobs genuinely suit rapid drying, but it should be a choice, not a shortcut.

Find out if levelling compound or preparation work is priced separately. It often gets left off the headline number, then added back once you're committed.

Screed vs concrete: the real cost difference

Cheaper up front isn't always cheaper over the life of a floor, and screed vs concrete is a good example.

Concrete slabs are strong but slow to dry, sometimes taking weeks before you can lay a finish on top. That delay costs money on any project with a deadline.

Liquid screed dries faster and gives a flatter, more level surface straight away, which matters hugely if you're installing underfloor heating. A flatter base means better contact with the heating pipes, better heat transfer, and lower running costs for years afterwards.

Screed is also lighter than concrete, which can reduce structural loading on upper floors, something worth factoring in on renovations and conversions.

⛪️ 875 YEARS OF HISTORY — AND A BRAND-NEW FLOOR BENEATH IT!

We’ve had the privilege of working inside St Mary Magdalene Church in Baunton, a remarkable Norman church dating back to around 1150.
Think about that for a moment… almost 900 years of history beneath our feet. 🤯

Originally built by the Augustinian monks of Cirencester Abbey as a Chapel of Ease, the church has survived centuries of change and still retains many of its original Norman features.
And there’s even a remarkable medieval painting of St Christopher, believed to date from the 14th century. 🎨

When working on a building this old, the floor isn't simply about getting a level surface — the construction has to respect the building.
For this project, Thermascreed installed a complete breathable Limecrete floor system, designed to work sympathetically with the historic structure.

🔹 Cork insulation to the external walls
🔹 150mm foamed glass insulation
🔹 100mm Limecrete screed
