Plans submitted today for a modern barn type self build house in Bretherton, Leyland. This property, if approved, will boast 3000 sq ft of floor space whilst sitting harmoniously in its surroundings.

The house will replace a large existing timber structure which had recently been given the green light to convert into 2 small houses.

The owners approached us and realised there was much potential to progress a new bespoke home for themselves rather than develop the existing building.

Checking progress on a complex house build in the Chorley countryside this morning.

This property was granted approval as a volume offset property following the removal of equestrian buildings on a split level site.

Block and Beam upper ground floor in progress.

PROPERTY PRICES OVER THE YEARS

Here is a great example of how adding extensions and modernising a house can significantly increase its value and appeal.

This was my first house, I purchased this property in Astley, Manchester way back in 1999 at the ripe old age of 22.

The cost in 1999……..£45,000!!!

We sold it 5 years later for £117,000, mainly thanks to a rapidly rising property market at the time and without really spending any money on it - ironic given our line of business.

It is now being marketed for £275,000 and the current owners have totally transformed the place beyond recognition by adding a rear extension and making a lovely open plan rear living space along with converting the garage.

All credit goes to the vendors and best of luck with the sale. I’m sure that it will be snapped straight up in this very popular location.

And the last photo is one of the only ones I have of the house, but admittedly I was more focused on photographing my car at the time, a much loved 1990 Ford Es**rt RS Turbo, which ironically is now probably worth similar money to the purchase price of the house in 1999!
