"Do I need planning permission?" 🤔

It's the first question almost everyone asks us, so here's the straight answer. Swipe 👉

🏡 Garden rooms: usually NO. Most fall under permitted development, as long as you stay within a few simple size and position rules. The big one is keeping it under 2.5m tall if it's within 2m of a boundary.

🏕️ Glamping pods: usually YES. Renting to paying guests counts as a business use. But it's a step, not a dead end. Plan access, services and landscaping up front, speak to your council early, and you'll put in a much stronger application.
