When did someone last properly test the electrics in your building?
If you can't answer that question, it might be time for an EICR (Electrical Installation Condition Report).
An EICR is a full inspection and test of your electrical installation. It checks whether your wiring, circuits and protective devices are safe and up to standard, and gives you a formal report at the end of it.
Here's when you legally need one:
🏠Rental properties: every 5 years or on change of tenancy. It's a legal requirement for landlords in England, and the report must go to your tenants.
🏢 Commercial properties: every 5 years as a minimum.
🏡 Domestic properties: every 10 years, or when buying or selling.
The inspection is straightforward. What it uncovers can range from nothing to something that needs attention urgently. Either way, you're better off knowing.
