In England and Wales, most title plans show the general position of a property’s boundaries, rather than pinpointing the exact legal boundary line.
And what you see on the ground isn’t always definitive either. Fences, walls and hedges can help indicate where a boundary lies, but they don’t automatically establish the exact legal boundary.
This is why relying on the title plan alone, or simply assuming an existing fence marks the boundary, can cause confusion, particularly when buying or selling property or when ownership needs to be clarified.
Where greater clarity is needed, accurate surveying of the physical features on site can provide important information to consider alongside the property’s title documents.
