A good way to finish the working week on Friday! ā›³

I had the opportunity to spend the day at Aldenham Golf & Country Club in Watford for the Glen Rovers GAA Golf Day.

I was there as part of the CMBO team, supporting what was a really enjoyable event and a great opportunity to catch up with familiar faces and meet some new ones along the way.

One thing Iā€™m appreciating more and more through JDJ Commercial Services is just how important relationships are in this industry. Sometimes getting away from the emails and having a proper conversation is far more valuable than another hour behind the desk.

A big thanks to everyone involved in organising the day and for having us.

The golf? Weā€™ll concentrate on the networking. šŸ˜‚ā›³

A little late with this one, but a great day for a great cause ā›³

Last Friday I had the pleasure of attending the charity golf day in support of Provide Communityā ļæ¼.

It was a brilliant day, good company and, more importantly, an opportunity to support an organisation that does so much for people and communities across Essex and beyond.

Thanks to everyone involved in organising the day and making it such an enjoyable one.

JDJ Commercial Services was very pleased to be there and support it.

A small but positive step for JDJ Commercial Services ā€” weā€™re now officially listed on Discover Essex.

The aim is simple: to help developers, contractors and construction businesses access experienced commercial support when they need it, without the commitment of another full-time hire.

Good to have the JDJ name reaching a little further.

A quick one for those in my construction and property network.

I currently have capacity to take on a small number of additional assignments through JDJ Commercial Services.

I work with main contractors, developers and business owners who need experienced commercial input without necessarily taking on another full-time senior appointment.

That could be:

ā€¢ A scheme that does not quite stack
ā€¢ A tender or budget that needs an experienced review
ā€¢ A live project where the commercial position has become unclear
ā€¢ A business needing regular commercial oversight or direction
ā€¢ A specific commercial problem that needs sorting before it gets worse

The support can range from a focused review of a particular issue through to ongoing, part-time commercial leadership.

Profit is usually lost gradually before it's lost dramatically.

A missed instruction here.

An unrecorded change there.

A delay that no one properly measures.

Individually, they don't seem significant.

Collectively, they can have a major impact on the final account.

That's why attention to detail matters.

Not because every detail is critical.

But because you rarely know which one will become important later.

Site teams are under pressure to keep work moving.

Understandably so.

But thereā€™s a difference between moving quickly and moving efficiently.

Rushing through unclear details, incomplete information, or unresolved issues often creates more work later.

The time saved today can easily become time lost next month.

The jobs that perform best aren't always the fastest.

They're the ones that keep moving without constantly having to retrace their steps.

The most valuable information on a project often isnā€™t in the monthly report.

Itā€™s in the questions being asked every day.

Why is that package slipping?

Why has that cost increased?

Why hasnā€™t that variation been agreed?

The earlier those questions are raised, the easier they are to answer.

Leave them too long, and they become far more expensive conversations.

Strong commercial management isn't about having all the answers.

It's about asking the right questions at the right time.

A budget isnā€™t a target.

Itā€™s a warning system.

When costs start moving away from where they should be, the budget is telling you something.

The question is whether anyone is listening.

Too often, cost reports are reviewed after the damage is already done.

The real value comes from spotting trends early and acting while thereā€™s still time to influence the outcome.

Numbers alone don't save money.

Decisions made from those numbers do.

Every project has surprises.

Unexpected ground conditions.

Design changes.

Supplier delays.

Programme clashes.

The difference between a successful project and a struggling one isnā€™t whether surprises happen.

Itā€™s how quickly the team responds when they do.

The best sites arenā€™t the ones with no problems.

Theyā€™re the ones that deal with problems before they start affecting everything else.

One of the most expensive phrases in construction is:

ā€œWeā€™ll deal with it laterā€

Later usually means:

More disruption
More labour
More pressure
More cost

The earlier an issue is identified, the more options you have.

The later itā€™s addressed, the fewer options remain.

Good commercial management isnā€™t about firefighting.

Itā€™s about preventing small problems from becoming expensive ones.
