The Sky’s the Limit | Maidstone 🏗️

A different view of the works taking shape across our Maidstone flats project.

From above, the layout becomes much clearer, with the internal walls, external brickwork and overall arrangement of the upper level all beginning to read as one structure.

There is still a lot to come, but this stage gives a good sense of how the spaces are starting to form before the next elements are introduced.

Maidstone – Third Floor Progress 🧱

The third floor is continuing to take shape in Maidstone, with the internal blockwork and external brickwork now defining the layout much more clearly.

This is one of those stages where the drawings start becoming actual rooms.

Walls are being built up, openings are being formed and the cavity construction is developing around the perimeter as the floor progresses.

At this stage, sequencing matters.

The masonry, insulation, openings and wall positions all need to work together now so that the next stages can follow without unnecessary adjustment later.

On site:

🧱 Internal blockwork progressing across the third floor

🏗️ External brickwork continuing around the perimeter

🪨 Cavity insulation being incorporated as the walls rise

📐 Openings and room layouts being formed to the planned positions

🔗 Wall ties and cavity construction progressing alongside the masonry

🚧 Scaffold access retained around the working areas

📏 Levels, lines and junctions being checked as each section develops

This stage is about getting the shell right before moving on.

Get the walls in the right place.

Keep the build-up consistent.

Check the junctions as you go.

Then everything that follows has a proper base to work from.

Nothing complicated. Just steady progress and getting the fundamentals right.

TOOLBOX TIP #35 | Bearings matter

A beam is only as reliable as the support beneath it.

Correct bearings, properly formed padstones and suitable support at each end are part of the structure — not an afterthought once the steel is in.

Check the bearing.

Check the level.

Check what is carrying the load.

Structural work is about the whole load path, not just the beam you can see.

Rainham – Internal Preparation Progress 🔧

Work is moving forward inside at Dewar as the structure is prepared for the next stages.

This part of the build is less about one big visible change and more about getting everything lined up properly before finishes start to follow.

Openings checked.

Services coordinated.

Internal areas prepared.

Details picked up before they disappear behind the next layer.

A lot of this work gets covered later, but this is where sequencing matters.

Get the preparation right now and the next trades can move through properly.

Nothing clever.

Just making sure the groundwork inside is right before the finish starts to build up.

Rainham Conversion – Finishing Stages 🏠

A very different stage of the build at our Rainham conversion project now.

The heavy construction work has done its job. What matters here is how all of the smaller finishing elements come together to make the space feel complete.

The rooms are taking their final shape, with bathrooms, flooring, lighting and fitted areas now pulling everything together.

On site:

🚿 Bathroom installation completed with shower enclosure, sanitaryware and wall finishes in place

💡 Lighting and electrical fittings installed through the finished spaces

🪟 Rooflights bringing natural light into the upper floor

🪚 Internal joinery, skirting and finishes completed around the rooms

🚪 Internal doors and ironmongery installed

🏠 Kitchenette area fitted with worktop, sink, splashback and storage

📐 Flooring running through the completed areas to bring the finishes together

This stage looks simple once it is finished.

It rarely is.

By this point, dozens of earlier decisions have already determined where every fitting, light, socket, opening and junction ends up.

Good finishing starts long before the finishing trades arrive.

Get the preparation right.
Coordinate the details early.
Then let the final work speak for itself.

Tunbridge Wells – Internal Alterations Progress 🏗️

The internal works are moving forward in Tunbridge Wells, with the structure, services and revised layout all being coordinated before the next areas are closed in.

At this stage, sequencing matters.

There is little point finishing ceilings, boxing in steelwork or closing walls until the structural work, electrical routes and surrounding details have all been checked properly.

On site:

🏗️ Temporary support retained while structural works progress

🔩 Steelwork and supporting sections being prepared for closing in

🪚 Timber framing and boxing formed around altered areas

⚡ Electrical first-fix routes kept accessible while works continue

🧱 Existing walls and openings adapted to suit the revised layout

🔨 Plasterboard installed to completed sections

🛡️ Existing kitchen and finished areas protected during the works

📐 Junctions, levels and openings checked before the next stage begins

This part of a refurbishment rarely looks finished.

That is the point.

Keep the areas that still need access open.

Complete the work behind them properly.

Then close everything in once the sequence allows it.

Nothing clever. Just making sure one stage does not create problems for the next.

TOOLBOX TIP #34 | Keep insulation continuous

Insulation only works properly when the layer stays continuous.

Gaps between sections, around timbers or at junctions can create weak points in the thermal envelope.

Fit it properly.

Keep it continuous.

Check the awkward areas before boarding over it.

Once the ceiling is closed, this work disappears — which is why getting it right at this stage matters.

Maidstone – Building the Wall Up Properly 🧱

External wall construction continuing as the brickwork and blockwork progress together.

This is one of those stages where sequencing matters more than speed.

Keep the courses consistent.

Maintain the cavity.

Coordinate the inner and outer leaves.

Check the openings as the wall rises.

A lot of the important work here will eventually disappear behind finishes, so getting the basic build-up right now is what matters.

Nothing clever. Just building it properly, course by course.
