🏴 Wales has a new building safety law – here’s what you need to know.
The Building Safety (Wales) Act 2026 became law this spring, and it’s being described as going further than anything elsewhere in the UK.
What’s changing:
✅ It covers shared residential buildings of any height – not just high-rises
✅ Fire risk assessments must be carried out by a competent person, with criminal penalties for not complying
✅ Clear legal responsibility for whoever manages the building – no more grey areas about who’s accountable
✅ Fire risk assessments will need reviewing at least every 12 months
The duties are being phased in, so now is the time to get ahead – not catch up.
If you manage, own or let flats, HMOs or other shared buildings in Wales, your fire alarms, emergency lighting and safety systems will be under closer scrutiny than ever.
