Ten years of "no", then the perfect farmhouse

A small, poky cottage on six acres of Cheshire land. Renovation plans were rejected again and again over a decade, until a change in the planning rules opened the door to something better: a brand new, tailor-made oak frame farmhouse.

The brief was a home that looks the part from the road and lives beautifully inside:

• The front echoes the traditional oak farmhouses of the Cheshire countryside
• The rear is contemporary, with plenty of glazing to bring in light and views
• Exposed structural oak gives instant character and an organic, lived-in feel
• A 3D walkthrough of the frame let the homeowners explore their farmhouse before a single beam was cut

"Not too modern and not too rustic. The perfect farmhouse."

The result is a cosy yet light-filled home that honours its rural setting while working for modern life.

10 oak frame myths — busted

Is oak really that expensive? Does it take forever to build? Can it actually look modern? Is it high maintenance?

We're setting the record straight on the most common myths about building with oak frame — link in comments below to see all 10.

From a derelict cattle shed to the heart of the home

When an old, tin cattle shed next to a farmhouse was demolished, it revealed a view that changed everything.

"I stood in the empty space and the view took my breath away."

The homeowners wanted floor-to-ceiling glazing to capture that view and the light, plus enough space to host family get-togethers of up to 20 people. Welsh Oak Frame's designers turned that brief into a double-storey extension that now forms the true entrance to the home — a front door leading into a boot room and shower room, opening onto a large kitchen-diner with a mezzanine above housing two guest bedrooms. Local planners had no objections, largely because the extension only improved the farmhouse's appearance.

"Tacking on the extension has enhanced the whole appearance of the house."

Why go double-storey rather than single?

More space, better value — a second storey often works out more cost-effective than the equivalent footprint spread across a single-storey build

Floor-to-ceiling glazed gables flood both levels with light and connect you to the garden or view, upstairs and down

A mezzanine floor adds guest bedrooms or an office without eating into garden space

A galleried landing lets you experience the drama of the exposed oak frame from above, with zero wasted roof space

Design flexibility — balance the layout top and bottom, from a luxury master suite upstairs to a bigger, more sociable living space below

Sometimes the best extension starts with something you weren't even planning to do.

When "no" turned into something better......

Sarah and Guy Bowden set out to knock down their old cottage and start fresh. Planning said no — the local authority wanted the traditional character preserved. So they pivoted, and the result is even more special.

In place of a cramped old pigsty, Welsh Oak Frame cut and crafted a glazed garden room with an exposed oak structure, filling a once-tiny, dark corner of the house with light.

"Welsh Oak Frame always made us feel like it was our house, not their design." — Sarah Bowden

• Oak rafters replace the old softwood roof, left fully exposed
• New glazing transforms a dark, cramped space into a bright, airy room
• The oak was cut and fitted on site, precisely matched to the wonky old cottage walls
• What started as a compromise became one of the most-loved rooms in the house

"We now have a gorgeous garden room with beautiful views — it doesn't feel like an add-on, it feels integral to the house."

Sometimes the best design happens when you have to think again.

It starts with the frame

A cottage-style home is instantly recognisable — pitched roofs, cosy porches, dormer windows. But what makes it special isn't just the look, it's what's holding it all together.

An oak frame is the heart of the design:

• Solid oak beams form the skeleton of the home, left exposed to bring warmth and character into every room
• The frame itself dictates the shape — vaulted ceilings, open-plan living, that unmistakable cottage silhouette, all built around the timbe
• Oak beams frame inglenook fireplaces beautifully, anchoring the room around a wood burner
• Whether you want oak on full display or scaled right back for a more contemporary feel, the frame flexes to your style

Every oak cottage-style home we build starts as bespoke joinery — designed, cut, and crafted to match your plot, your vision, and how you want to live.

It's more than a building method. It's a structure with soul.
