🧱 TRADITIONAL RESTORATION | BEDMINSTER, BRISTOL

A look back at one of our period property projects in Bedminster.

The brickwork was carefully raked out and traditionally repointed using lime mortar, alongside repairs to the existing stonework.

With older properties, our approach is to retain as much original material as possible, carry out sympathetic repairs and use materials appropriate for the building.

🏡 Do you own an older or period property?

We're Victorian Restoration Co, a Bristol based restoration company specialising in traditional brick, stone and lime work.

A lot of the homes we work on have had modern materials introduced over the years, including hard cement pointing, unsuitable renders, paints and other coatings that aren't always compatible with the original building.

Our approach is to understand how the property was originally built, preserve as much original material as possible and repair it sympathetically using appropriate traditional methods and materials.

🏡 BEFORE & AFTER | TRADITIONAL LIME REPOINTING IN BATH

A great before and after showing just how much difference the pointing can make to an older property.

The existing stonework was retained and the masonry repointed, giving the elevation a much cleaner and more sympathetic finish while keeping the character of the original building.

With traditional masonry, the mortar is an important part of how the wall performs — not simply something that fills the joints.

Our approach is always to retain as much original material as possible and carry out only the work that's actually required.

MORE THAN JUST A STONE REPAIR…

This area of the property had suffered from significant deterioration over the years.

The external driveway level was too high, the masonry had been pointed in cement, the stone had been painted, and previous attempts to deal with damp included chemical damp-proof injection and a waterproof/damp-proof coating applied to the masonry at the bottom of the property.

By the time we started, sections of the stone were badly decayed and the brickwork beneath the window, along with the stone sill above it, was leaning outwards.

Rather than simply covering over the damage, we tackled the different problems individually.

We lowered the ground locally and installed a French drain, removed the unsound stone and carried out stone repairs, replaced the air brick to improve the existing ventilation, and carefully dismantled the unstable brickwork beneath the window.

The brickwork was then rebuilt using lime mortar, with the stone sill reset correctly above it.

The aim with older buildings isn’t simply to make them look better. It’s to understand why deterioration has happened, remove inappropriate materials where possible and repair the building in a way that works with its original construction.

🧱 TRADITIONAL BRICKWORK RESTORATION | BEDMINSTER, BRISTOL

A closer look at some of our brickwork restoration in Bedminster.

With older properties, the aim isn't to make the building look brand new — it's to repair it sympathetically, use appropriate materials and retain as much of its original character as possible.

That's the approach we take with period properties throughout Bristol.

🧱 WHY WAS LIME MORTAR USED ON OLDER BUILDINGS?

Traditional brick and stone buildings were designed very differently from modern houses.

Lime mortar is generally softer and more vapour-permeable than modern dense cement mortars. This allows movement within traditional masonry and helps moisture evaporate through the mortar joints.

When a hard cement mortar is introduced to softer historic brick or stone, the way moisture and movement are handled by the wall can change. In some circumstances, deterioration can then occur in the masonry rather than the mortar joint.

That's why we don't simply ask:
"What is the strongest mortar?"

We ask:
"What mortar is appropriate for this building?"

Understanding the building comes before choosing the material.

🏡 DO YOU OWN AN OLDER PROPERTY?

A lot of the traditional homes around Bristol and South Gloucestershire were built very differently to modern houses.

Over the years we regularly come across cement pointing, hard renders, unsuitable coatings and previous repairs that haven't worked particularly well with the original brick or stone.

We've put together this guide showing some of the things we look for when assessing older properties — and why choosing compatible materials matters.

We're Victorian Restoration Co, a Bristol-based company specialising in period and traditional buildings.

If you've got an older property and aren't sure about some previous repairs, feel free to add a photo in the comments. Always happy to offer a bit of advice. 🧱

🧱 SAVING EASTON'S VICTORIAN BRICKWORK

A small project, but a good example of the approach we take to older masonry.

This Victorian boundary wall between two gardens in Easton, Bristol needed localised rebuilding and repair.

Rather than replacing the old bricks with new ones, the original Victorian bricks were carefully removed, cleaned and reused wherever possible, with the existing wall repaired and retained where it was still sound.

Old brickwork doesn't always need replacing.

Sometimes the best restoration is simply preserving as much of the original material as possible and repairing what's actually necessary.

🧱 CEMENT MORTAR OUT. LIME MORTAR BACK IN.

A before & after that shows just how much the mortar can change the appearance of traditional brickwork.

This elevation had previously been repointed using cement mortar.

We carefully raked out the cement pointing, cleaned the joints and repointed the brickwork using lime mortar, giving the wall a much softer and more appropriate finish for the building.

But changing from cement to lime isn't just about appearance.

Traditional masonry was built differently to most modern construction. Lime mortar is more flexible and vapour permeable, allowing moisture within the wall to evaporate through the joints rather than relying on a hard, dense cement joint.

The aim isn't to make an old wall look brand new — it's to use materials that work sympathetically with the existing brickwork while retaining the character of the property.
