We are a private practice of Specialist Building Surveyors, carrying out a wide range of surveys for different types of properties as well as offering services in design and project management works. Starting off with a couple of employees in 2009, over the past 10 years we have grown our client base which has enabled us to grow our company, now with Building Surveyors, Project Managers, CAD Techn

ician and an Office Manager. We are a tightly knit team, working alongside each other to ensure the best service for all of our clients. We currently provide services to several schools and MATs across Bristol, Swindon, Gloucestershire and North Somerset. These include Property Condition Surveys, Asbestos Inspections, CIF Consultancy and Project Management for various works. We also provide services to Property Management Companies, such as Reinstatement Cost Assessments, Forward Maintenance Plans, Planned Preventative Maintenance, Structural Inspections and more. Lastly, we provide services to private clients, whether this is for advice, or a Residential Survey, Major Defects Survey, Roof or Structural Inspections, contact us with your enquiries and we will endeavour to provide a suitable solution for you.

Kenneth & Edwards Limited recently carried out a Pre-Acquisition Building Survey on behalf of an Academy Trust client as part of the purchase process for an educational property.

Pre-Acquisition Building Surveys are essential in helping clients understand the condition of a building prior to purchase, allowing informed decisions to be made regarding potential defects, maintenance liabilities, and future repair considerations.

Our inspection assessed the overall condition of the property and highlighted areas requiring further investigation and future maintenance planning.

Kenneth & Edwards Limited are currently carrying out drainage investigation works at Eaton Crescent on behalf of HM Block Management, with JKM Property acting as the appointed contractor.

The investigation is focused on a potential drainage leak which may be causing ground washout and resulting in the partial collapse observed on site.

The works involve exploratory excavation and drainage inspections to determine the condition of the existing drainage infrastructure and establish the underlying cause of the ground movement.

Understanding the root cause of structural movement is essential before appropriate remedial repair solutions can be designed and implemented.

Many school estates are still managed reactively rather than strategically.

The result is usually:

• inconsistent capital planning
• avoidable compliance risk

• difficulty prioritising investment

One of the biggest issues we see is inconsistent condition reporting across buildings and sites.

• Where should capital funding be prioritised?

Structured condition surveys should do more than identify defects.

We’ve recently been refining a DfE-aligned reporting framework focused on:

• risk prioritisation
• lifecycle planning
• governance reporting
• capital forecasting
• estate sustainability

It is interesting to observe how many trusts are now adopting more standardised approaches to estate management.
