🏗️💷 BUILDERS ARE NOT BANKS! 💷🏗️

This might ruffle a few feathers… 😂👇

There’s been a lot of talk following Andy Burnham’s comments about cracking down on cowboy builders — and as a building company, we’re all for it. 🤠👋

Cowboys damage our industry and make life harder for genuine tradesmen and established companies who have spent years building a good reputation.

But there’s one thing that needs saying…

👉 A reputable builder asking for a deposit or staged payments does NOT make them a cowboy.

You’ll happily pay a solicitor upfront. ⚖️
You’ll pay a surveyor before you get the report. 🏠
You’ll pay an architect before a brick is laid. 📐
You’ll pay mortgage and finance fees before receiving the money. 🏦

But apparently your builder should turn up, order £20k, £30k, £50k+ of materials, pay his lads, subcontractors, scaffolding, skips, plant hire and insurance…

…and finance the whole lot himself until somebody decides to pay him. 😂

Since when did your builder become Barclays? 🏦😂

A proper building company isn’t asking for staged payments because it can’t afford to operate.

It’s because we’re contractors — not an interest-free finance company.

The same goes for developers.

If your finance doesn’t release until the first drawdown, why should the builder fund the gap?

If a project needs £30,000 to get out of the ground and that money isn’t available on day one, that’s a financing issue — not the builder’s responsibility.

Now don’t get me wrong…

✅ Regulate the industry.
✅ Introduce proper standards.
✅ Protect homeowners.
✅ Hold rogue traders accountable.
✅ Get rid of the cowboys.

We’ll support every bit of it.

But let’s protect reputable builders as well.

There is a massive difference between a cowboy taking £20,000 and disappearing…

…and an established building company taking an agreed deposit and staged payments against materials, labour and completed work.

Good regulation should protect BOTH sides.

The customer shouldn’t be frightened of losing their money.

And the builder shouldn’t have to risk tens of thousands of pounds of their own money financing somebody else’s property.

That’s the sensible middle ground.

💧 Penetrating Damp – It’s Often Not the Wall That’s to Blame! 🏡

One of the most common causes of penetrating damp we find isn’t a failed damp-proof course at all—it’s defective rainwater goods and bridging caused by external render or high ground levels.

When gutters become blocked, cracked, or start overflowing, large volumes of rainwater continually soak the external masonry. Over time, this moisture penetrates through the wall, leading to damp patches, damaged plaster, peeling paint, mould growth, and even timber decay if left untreated.

Another issue we regularly encounter is bridging. This happens when external render, paths, patios, or raised ground levels are too high against the property, allowing moisture to bypass the original damp-proof course and enter the wall.

At The Property & Damp Company, we don’t believe in simply treating the symptoms. Every survey is carried out to identify the true source of the moisture ingress before recommending the correct remedial solution.
