Another water ingress problem where the cause only became clear once we opened it up 👍

This kitchen window in Clayton had water coming in from above, so we removed the brickwork to investigate what was going on.

Once opened up we found there was no cavity tray above the window, and the existing steel lintel had badly deteriorated.

We removed the old lintel and replaced it with a new Catnic lintel, along with a new cavity tray to catch any water coming down the cavity and direct it back outside rather than allowing it to reach the window below.

Everything was then built back up and pointed in to finish the job off.

Another one where simply sealing around the window wouldn’t have dealt with the actual problem.

A good example of why it’s worth finding the actual cause of water ingress rather than just trying to seal it up 👍

We’ve been on this property in Shelf sorting two separate water ingress problems, one around a window and another where the garage extension meets the main house.

We started by opening up the stonework above the window and found there was no cavity tray fitted at all. Any water getting into the outer stonework had nothing there to catch it and direct it back outside.

We installed a new cavity tray above the window before building everything back up and pointing to match the existing.

We then moved onto the garage extension where the customer had also been having problems with water getting in.

Once we opened the wall up we did actually find a cavity tray, but it had been fitted lower than the lead flashings, so rather than directing the water out over the flashing, it was able to find its way down behind it.

We’ve now installed new cavity trays at the correct height so any water coming down the cavity is caught and directed back outside where it should be.

Two different problems on the same property, but both causing the same result.

Hopefully that’s the end of the unwanted water coming in on this one 👍

A few bits we’ve been getting through lately 👍

We’ve had a good mix of jobs on over the last few weeks, from smaller repairs to jobs that need a bit more involved.

On this one we repaired the cracked quoins using Helibars and resin to strengthen everything back up before making good.

We’ve also been back to finish off this stone wall. The old toppers were removed, the wall pointed up and new stone toppers fitted to finish it off. Quite a difference from how it started 👌

And coming up this week we’ve got another water ingress job to sort. The customer has been having problems where the garage extension meets the main house, so we’ll be opening up the stonework and installing new cavity trays to catch any water coming down the cavity and direct it back outside.

Plenty to keep us busy anyway.

A little job we’ve been on with in Southowram

The customer has been having problems with water getting in for years, so we’re fitting a new cavity tray where the roof meets the house to hopefully get it sorted once and for all.

We’ve carefully taken out the stonework, fitted the new cavity tray and then it’ll all be built back up again. One of those jobs you won’t really see when it’s finished, but an important one to get right 👍

Water coming into your conservatory when it rains? This could be why 👇

Another one we sorted in Queensbury after the recent wet weather.

The customer was getting water coming into the conservatory where it joins the house. After having a look, the problem was pretty clear — there was no proper cavity tray above the conservatory.

It’s something we come across quite a lot. When conservatories and extensions have been added onto existing properties, the cavity tray detail isn’t always done properly, and sometimes there isn’t one at all.

Water can get through the outer stonework during heavy rain. Without a cavity tray there to catch it and direct it back outside, that water can work its way down and end up inside.

We opened up the stonework, installed a new cavity tray and finished everything off with new lead flashings to make sure the water is directed where it should be.

It’s no good just sealing where the water appears inside — you need to find out where it’s actually coming from and sort the problem properly 👍

Has all this rain over the weekend found its way into your house?

We’ve had some serious rain over the last few days and this is exactly when problems with cavity trays start showing themselves.

We get quite a few calls from people getting water coming in above windows and doors and a lot of the time the problem is either an old failed cavity tray, one that’s been fitted incorrectly or sometimes no tray at all.

To put it right we remove the stonework above the opening and install a new cavity tray, turned up at both ends with weep vents so any water coming down inside the cavity is caught and directed back outside where it belongs.

As you can see from the pictures, these trays actually catch a fair bit of water! That water would otherwise be looking for somewhere else to go and unfortunately that can end up being inside your house.

Once everything is installed we build the stonework back up and point to match existing 👍

If you’ve noticed a damp patch or water coming in above a window or door after this weekends rain, don’t just let it dry out and forget about it. Chances are it’ll be back the next time we get a good downpour.

Bit of a chimney tidy up in Queensbury on this one 👍

The old cement pointing had seen better days with quite a few joints cracked and starting to fail.

We raked all the old cement out and repointed the chimney in lime, which has made a massive difference and brought it back looking how it should.

We also removed the old failing flaunching around the chimney pots and replaced it with new, then went round and sealed the flashings to help keep everything watertight.

Plenty of life back in this chimney now and a big improvement from how it was before 👍

The nice weather has been good to us lately but it won’t be long before the wind and rain are back If your chimney is looking a bit tired, pointing is falling out or you’ve noticed any damp around the chimney breast, now is a good time to get it looked at before winter weather gets going.

Getting water coming in above your windows or doors when it rains?

Another damp tray job completed in Queensbury today.

The customer had been getting water ingress above the doors so we removed a course of stone to see what was going on and get into the cavity.

We installed a new damp tray above the opening, turned up at both ends so any water coming down the cavity is caught and sent back outside instead of finding its way into the property.

Once the tray was in we built all the stonework back up and pointed to match existing 👍

We’ve had some decent weather lately and water ingress is probably the last thing on peoples minds, but we all know the rain will be back before long 😂

If you noticed water coming in around or above your windows and doors during the last lot of bad weather, now is a good time to get it looked at before the rain comes back.

A recent cavity tray job completed at Mountain Queensbury.

The customer and owner of this property required our help as there was water ingress coming down the conservatory wall.
After investigating it was clear that water was getting behind the exterior wall, running down the cavity and hitting the original cavity tray that was above the original single door which is now inside the conservatory.
Our job was to put a new stepped cavity tray above the conservatory roof to prevent water from continuing to enter the conservatory.
After a battle taking part of the conservatory roof down we cracked on and got the cavity tray installed in steps, each one turned up allowing the water to drip down the steps and exit through weep vents above the lead flashing.
This was an interesting little job and the conservatory should remain dry for man years 👍
