You drop five grand on bifold doors for the new garden studio. October hits with a proper coastal gale. You walk out there the next morning, step inside, and the floor goes squish.

The laminate is completely blown. It is spongy and peeling apart.

The doors aren't leaking. The bloke who fitted them just screwed the frame straight into bare wood. Water tracks under the sill and rots the floor right from underneath.

I get calls every single week from people asking if I can acid-wash the white spots off their new resin driveway.

I have to give them the bad news. You can't scrub it off. You can't jet wash it away.

That milky white cloud isn't a surface stain. It’s a chemical reaction. A cheap builder laid the resin onto damp tarmac, and the moisture forced the glue to foam up and cure white right through the entire depth of the stone.

You cannot fix it. The only cure is a jackhammer and a skip.

It’s Friday afternoon in Bournemouth. The sky goes dark and the drizzle starts. The bloke in the van wants to get home for the weekend. Instead of packing his gear up, he risks it and throws the resin down anyway.

By Monday morning, your ten-grand driveway is completely ruined.

Polyurethane resin chemically reacts with water. If you lay it in the damp, it foams up and turns a cloudy, milky white. It looks terrible, and worse, it completely destroys the structural bond of the glue.

Putting up premium timber cladding isn't just about cutting wood. You have to actually understand the materials.

Standard iron nails and western red cedar do not mix. The natural oils in the wood eat the iron, and the heavy coastal rain washes that reaction straight down the face of your garden room as a permanent black stain.

It is a massive amateur mistake.

We load our guns exclusively with stainless steel. It takes the chemical reaction completely out of the equation. Your cladding stays totally flawless year after year.

A lot of lazy builders will finish putting up your expensive cedar garden room and tell you they are leaving it raw to "weather naturally."

Don't buy it. That just means they can't be bothered to finish the job.

If you leave raw cedar exposed to the brutal Dorset sun, the UV rays will absolutely cook it. Within six months, that rich, warm colour you paid extra for is completely stripped out. It turns into a patchy, dull, neglected-looking grey shed.

We don't leave timber raw. Before the weather even touches it, we coat the entire building in heavy-duty UV protection wood oil. It chemically locks the colour in and repels the coastal rain.

You just spent thousands upgrading your new garden studio to premium cedar cladding. Six months later, it looks like absolute rubbish. Black tear marks are running down every single board.

The customer always thinks the wood is rotting. It isn't. The cheap builder you hired just ruined your expensive timber by saving a tenner on a box of standard galvanised nails.

Cedar is packed with natural acids. When rain hits an iron nail, it chemically reacts with the wood and bleeds a permanent black stain straight down the wall. You can't sand it out. The cladding is completely ruined.

When we build, we strictly use marine-grade stainless steel pins. Zero iron. Zero black stains.

Everyone loves the cheap quote for a "rustic" timber sleeper wall to hold back a sloped garden.

Here is the reality. Pressing wet Dorset dirt against wood guarantees rot. It doesn't matter how much treatment or plastic membrane you staple to the back of it. Within five years, the sleepers turn to absolute mush, and your entire garden slides down the hill.

Holding back tons of wet earth requires actual engineering. We build heavy-duty masonry retaining walls using reinforced hollow blocks, steel rebar, and proper weep holes to let the water escape. It costs more upfront, but it won't collapse into your patio after a heavy storm.

Standard Wi-Fi extenders do not work in proper garden studios. Why? Because the heavy-duty foil insulation we use inside our SIPs panels acts exactly like a Faraday cage. It completely blocks wireless signals from the house.

A bloke in a van will knock on your door and promise to save you five grand by just pouring fresh resin straight over your old, cracked concrete driveway.

It looks brilliant for about a month.

What they don't tell you is that the ground under your old concrete is still failing. The second that old concrete shifts over the winter, the crack reflects straight up and tears your brand-new resin to pieces.

You cannot cut corners on groundworks. If you want a resin driveway that doesn't split, we bring the diggers in. We do a full excavation, lay a proper MOT Type 1 sub-base, and put down a fresh tarmac binder course before a single drop of resin goes down.

You've just dropped ÂŁ15k on a flawless porcelain patio. It looks amazing. But every time you walk across it, you hear a faint, hollow echo.

I see it constantly. You haven't bought a luxury terrace, you’ve bought a disaster. The cheap builder you hired used "dot and dab" to save time, putting your slabs on five blobs of mortar instead of a solid wet bed. Right now, those voids under your stone are just waiting to fail.

When the Dorset frost hits in January, that trapped water freezes and snaps the rigid porcelain. You can’t patch a cracked porcelain slab. You have to rip the entire patio up and start again.
