We were behind the community centre at the heart of Elsea Park in Bourne. It now hosts weddings, birthday parties, family get togethers and more for the whole neighbourhood.

If you're considering a self-build, here are some things we wish more people knew before they started:

Planning and building regulations are two separate processes. You need both. Don't confuse them.

Your budget should include a contingency fund. The ones who don't have it are the ones who need it most.

The design stage is the cheapest place to change your mind. The build stage is the most expensive.

A good brief to your Architectural Technologist is worth more than the most expensive materials. Know what you want the building to do before you decide what it should look like.

Planning authorities are not your enemy. But you do need to speak their language. That's what we're here for.

There is one difference between a good Architectural Technologist and a great one.
