TS5: How to Inspect a Wimpey No‑Fines Property (Non‑Intrusive Guide)
A Wimpey No‑Fines (WNF) inspection is all about reading the building from the outside in. You don’t need cores or openings — just a systematic approach and an understanding of how these houses behave.
1. Start With the External Walls
Look for the typical WNF movement patterns:
- Fine vertical shrinkage cracks
- Horizontal cracking at eaves or above windows
- Render patching, debonding or damp staining
- Bowing or out‑of‑plumb sections
These tell you how the wall has moved over time and whether moisture is getting in.
2. Read the Render
Original WNF render often shows:
- Dry‑dash finishes
- Patch repairs
- Shrinkage‑pattern cracking
Uneven ageing or repeated patching can indicate moisture ingress or reinforcement movement behind the surface.
3. Check Openings
Without removing anything, you can still assess:
- Sagging or cracking above windows/doors
- Slight step‑cracks at corners
- Differences between original and replaced lintels
These give clues about lintel type and reinforcement continuity.
4. Assess Gable Walls
Gables often behave differently:
- Look for vertical cracking at the junction with front/rear walls
- Check for movement in masonry‑clad gables
- Identify any bulging or tie‑failure indicators
5. Observe Floors and Internal Lines
From inside, without intrusive work:
- Check for sloping floors
- Doors binding or sticking
- Cracks in internal loadbearing walls
These can indicate foundation movement or early construction layout errors.
6. Map Moisture Behaviour
WNF concrete is porous, so moisture patterns are diagnostic:
- Mould on cold external walls
- Damp tracking from failed render
- Condensation bands at ceiling junctions
These help distinguish structural movement from simple moisture imbalance.
A non‑intrusive WNF inspection is about pattern recognition, not opening walls.
Once you know what the typical behaviours look like, you can assess these houses quickly, safely, and accurately.
