Although we have an in-house construction team we are happy to work alongside third party contractors to deliver your project from concept to fruition.

Midweek update from the JATA Designs office.

With the UK under increasing pressure to deliver more new homes, one of the biggest challenges is making sure development sites are actually viable to build.

Rising construction costs, planning fees and other project expenses can quickly change the numbers, leaving sites that look promising on paper difficult to deliver in practice.

Today, we sat down with one of our development clients to review site feasibility and discuss how we can make the scheme work. Working closely with the client and wider project team, we’re exploring how a revised design could improve viability while still meeting the project’s objectives.

It’s not just about securing planning permission. It’s about taking a joined-up approach to design, planning and construction costs to help turn a site’s potential into a realistic, deliverable development.

Sometimes, a few well-considered design changes can make all the difference.

Great news today for our client, with planning permission now granted for this residential conversion in Mid Cornwall!

We previously shared this project when we submitted the application, having reworked a scheme that had already been approved for 9 flats.

Following our feasibility studies, it became clear that the original scheme would involve significant work to the existing building, including replacing the internal staircase, major structural alterations and extensive fire safety upgrades.

Our aim was to make better use of the existing structure, keeping alterations to a minimum while maximising the number of units the building could accommodate.

A couple of small design changes to the proposed second-floor extension roof were required to secure approval. Working closely with the client, planning consultant and Cornwall Council, we were able to agree on a scheme that met everyone's requirements.

The approved scheme now delivers 12 flats:

- Retention of the commercial unit on the lower ground floor.
- 7 one-bed apartments.
- 5 two-bed apartments.

With the building having sat unused, this is a great result for our client and the wider community, creating additional homes and giving the building a new lease of life.

Another successful planning approval secured for our client.

The client had been subject to enforcement action following the construction of a new Cornish stone wall, designed to provide screening to the residential gardens from the driveway entrance, along with some alterations to the parking arrangements on site.
We were brought on board to assist Coast to Country Town Planning by producing the required architectural drawings to support a Section 73 application.

Working together, the application has now been approved, helping to regularise the changes made to the site and resolve the planning position for our client.

A great example of how planning expertise and quality architectural drawings can work together to achieve a positive outcome.

SITE VISIT | THE CHARTERHOUSE, LONDON

A busy start to the week with a site visit to The Charterhouse, London, with Jerome from JATA Construction and Joe Woolhead from JATA Connections.

We were investigating a leaking underground water supply and looking at the best way to resolve the issue.

The proposed solution is to replace the old galvanised underground pipework with a new MDPE pipework.

A great example of the variety of projects we get involved with at JATA Designs, working alongside our wider team to investigate existing issues, develop practical solutions and help keep buildings working as they should.

And, of course, it’s always a bonus when the site itself is this impressive!

A bit late to the party if you pardon the pun, but better late than never!

Last Friday, I headed over to St Ives for the Constructing Excellence South-West Hub End of Summer Party.

Dressing up and walking into events like this can still feel a bit daunting when you’re a relatively new business, but it turned out to be a really enjoyable evening.

It was great to catch up with familiar faces, meet some new ones and have some genuinely interesting conversations along the way.

Planning permission approved for an extension to this beautiful barn conversion in North Cornwall.

Our client came to us with a clear vision for the design, and we worked closely with them to develop a scheme that complemented the existing barn while giving the extension its own distinct character.

The approved design takes a deliberately contrasting approach to the existing barn, incorporating, Zinc roofing, Vertical timber cladding & Clean, contemporary detailing.

The contrasting materials are designed to complement rather than compete with the original barn, creating a modern addition that sits comfortably alongside the existing conversion.

The scheme also incorporated the ecological requirements identified through the planning process, including necessary bird nesting boxes and carefully considered external lighting, helping to satisfy the requirements of the project ecologist and Cornwall Council’s planning team.

Another great example of how thoughtful design can balance the client’s vision with the planning, ecological and technical considerations that come with developing rural properties.

Master planning in progress!

A productive meeting in the JATA Designs office today with the client, contractor, Coast to Country Town Planning & JATA Connections, working through the master plan for an exciting residential refurbishment project in North Cornwall.

Good projects come from bringing the right people together early making sure the design, planning and technical details all work together from the outset.
