Another planning approval secured on the North Cornwall coast!

This project transforms a 1980s bungalow with a contemporary dormer extension, creating a stunning new master bedroom complete with an en-suite, dressing room and an inset balcony overlooking the harbour & sea below.

At ground floor level, the existing conservatory will be replaced with a more formal dining space, while the existing bay window will be modernised with floor-to-ceiling glazing on all three sides to maximise light and views.

Externally, the property will be refreshed with dark vertical metal cladding, black aluminium windows and a new natural slate roof, giving the home a clean, contemporary coastal aesthetic.

I've attached the approved floor plans, elevations and an early sketch that formed part of the Design & Access Statement submitted with the application.

A great project and one we're excited to see progress on site.

Friday reflection ...

This week our desks have included a site cabin, a car bonnet, a fabrication workshop bench, and occasionally even an actual desk!

One of the things we love about architectural design is that no two days are the same. From reviewing details on site, coordinating with fabricators, meeting clients, and refining designs back in the studio, our "office" tends to move around quite a bit.

These photos are a little glimpse into where the work happens both before & during the construction phase of the projects.

What an incredible few days at Royal Cornwall Show !

A huge thank you to Rebecca and Jeanine for taking me under your wings and introducing me to so many people.

Your support and encouragement made the experience even more valuable and gave me the opportunity to meet some truly inspiring businesses and individuals.

The Royal Cornwall Show is a brilliant showcase of everything that makes Cornwall such a great place to live and work.

It was fantastic to connect with local businesses, learn more about the industries that help drive our county forward, and build relationships that I hope will continue long into the future.

Running a business is about people as much as projects, and I've come away from the show with some great new connections and plenty of inspiration.

A little behind the scenes from one of our recent measured site surveys in North Cornwall 📐🏡

Before any design ideas, remodelling concepts, or development proposals begin, it all starts with understanding the existing building.

This survey data will now head back to the studio where we’ll reproduce the property in AutoCAD to create a precise set of existing floor plans ready for the next stage of the project.

For less complex schemes, measured surveys like this can be a highly efficient alternative to full laser scanning with GPS and topographical data, while still giving us the accuracy needed to move confidently into the design phase.

It’s always great to see the process from site to studio come together.

It’s great to see this acoustic boundary fence now being installed by Jata Construction.

As part of the planning conditions for the site, an acoustic fence was required along the boundary to help protect neighbouring residential properties from the day-to-day operational noise of the commercial development.

A perfect example of how thoughtful design and planning can help commercial and residential spaces successfully coexist.

Sorry we’ve been a little MIA recently…

Last week we had the exciting opportunity to support Mac systems Ltd, where we were based at their headquarters in Wellingborough helping bring this impressive custom cantilever sliding gate project to life.

Our role involved producing detailed CAD drawings for fabrication, working closely with the team to turn the concept into reality.

Safe to say it’s been great seeing the project taking shape — and no, don’t worry… they didn’t let us loose with a welder just yet! 😂

These photos show some of our fabrication drawings alongside the gate part-way through production, ready to be galvanised.

We don’t just cover planning applications and building regulations, we support all manner of architectural and technical design projects too.
