What Does Value Actually Look Like in a Fit-Out?

One of the most common conversations I have early in a project is around budget...
Not how much will this cost? but what does good value actually look like here?

They are different questions.

A client who spends less on the design and survey stage often ends up spending more on the build, because the information going out to tender is not tight enough.
Contractors price risk. If they cannot see clearly what is expected of them, they protect themselves. And that protection ends up in your contract sum.

Getting the technical groundwork right.. accurate surveys, proper drawings, a well-managed design process, is not a nice to have.
It is where your contingency budget actually comes from.

We have been telling clients this for nearly four decades.
The ones who listen tend to have smoother projects.

NHS projects are a different discipline entirely.

The standards are higher.
The stakeholder landscape is more complex.
The tolerance for delay or disruption is, rightly, very low.
And the procurement process has its own language that takes time to learn properly.

We have been delivering NHS projects for years, and what gives us an edge is that we came from retail first.
That background means we are used to working at pace, managing multiple projects simultaneously and being completely on top of the detail.
Those habits do not disappear when you walk into a healthcare environment, they just become more valuable.

The high street conversation has shifted..

For years, the narrative was decline. Empty units, falling footfall, online eating everyone’s lunch. And there is undoubtedly some truth in that!

But what I am seeing on the ground right now tells a different story.
Retailers are investing again. Not in the same way as before, but with more purpose.

The brands that survived the last few years know exactly what they want their physical space to do and they are prepared to spend properly to make it happen.

Fit-out standards are going up. Briefs are more considered. Clients are coming to us earlier in the process, which makes for better outcomes all round.

It is not a boom. But it is real, meaningful activity, and the pipeline feels solid.

Unpopular opinion in property…
The most expensive consultant on a project is rarely the surveyor, the designer, or the project manager.

It’s the one you didn’t appoint.

The survey that wasn’t done properly. The CDM obligations that weren’t understood. The design clash that wasn’t caught before the contractor arrived on site.

We see it regularly. Projects that could have been smoother, cheaper and faster if the right expertise had been in the room from day one.

Sustainability isn’t a bolt-on at Ampersand. It’s woven into how we design and deliver.

Every technical decision we make has an environmental consequence. The materials we specify, the energy systems we recommend, the waste we help eliminate from the build process.

We’re verified by Safe Supplier as a Sustainable Business, and we take that seriously. But verification is just the baseline, what matters is what we do on every project:
