Tax reform is becoming an increasingly important part of the conversation around the future of the private rented sector.

The NRLA is calling on the Government to create a fairer and more proportionate tax environment for landlords, warning that continued financial pressure could encourage more landlords to leave the sector — further reducing the number of homes available to rent.

With landlords already adapting to significant regulatory and legislative change, creating the right conditions for continued investment in good-quality rental homes is essential.

We were recently contacted by the neighbour of one of the properties we manage, who had concerns about the condition of the roof and a broken TV aerial affecting their property.

We didn't leave it for someone else to deal with. We acted straight away, arranged for the issues to be addressed and made sure the neighbour was kept in mind throughout.

🏛️ Could extra court resources mean fewer delays for landlords?

The Ministry of Justice has announced a major recruitment drive, with 1,000 new roles across the courts and tribunals service, backed by £77 million of investment over the next two years.

For landlords, this could be particularly welcome news. A better-resourced court system should help to:

• Reduce delays in possession claims
• Speed up the resolution of disputes
• Tackle existing court backlogs
• Create a more efficient and reliable process when court action is necessary

With the rental sector continuing to undergo significant change, having a court system equipped to deal with demand will be increasingly important for both landlords and tenants.

With the cost of renting continuing to put pressure on household budgets, there’s an important conversation taking place around Local Housing Allowance (LHA) and the support available to renters.

The NRLA is calling for LHA to be re-linked to at least the lowest 30% of local rents, arguing that housing support needs to better reflect the reality of today's rental market.

And this matters. Research highlighted by the NRLA shows that fewer than 3 in every 100 private rented properties in England are currently affordable to people receiving housing benefit.
