🏠 From crumbling walls to this… now we’re making progress! 👊

The living room on our Wolverhampton Airbnb renovation is finally coming back together.

We’ve boarded the problem areas, Green Gritted and meshed the walls to help deal with all those cracks, bonded around the fireplace and got everything solid and ready for a fresh skim.

The dining room is already looking completely different with freshly skimmed walls and ceiling, plus the new French doors letting plenty of light into the room. 👌

After spending the first few weeks stripping everything out and uncovering problem after problem, this is the stage where you finally start seeing the transformation.

Plenty more to come on this one! 🔨

Ribbed MDF wall panelling… looks simple, doesn’t it? 😅

Back at our South Birmingham assisted sale project and we’re starting to add some character to the living room.

The pocket door frames are now in, and I’m fitting these ribbed MDF panels to create feature areas in the alcoves, around the decorative fireplace and across the wall.

I got the panels online from Direct Homes and I really like the effect. Although I’ll be honest, they’re an absolute nightmare to prime! Two coats in already using Ronseal All Surface Primer & Undercoat. 😂

Once they’re fully painted and the room starts coming together, I think they’re going to make a massive difference.

🚪 Making a small property work smarter.

The pocket door system has arrived and I’m getting everything marked up ready to build it into the studwork.

We’ll have two glass doors sliding directly into the walls, allowing us to separate the kitchen and living room whenever we want.

Close the doors and we create two separate living areas. Open them up and we get the open plan feel, without doors swinging into the room and taking up valuable space.

It’s a relatively simple design choice, but in a smaller property, making the best use of every bit of space really matters.

Can’t wait to see these fitted and finished. 👌

🏠 Now it’s starting to look like a house again!

Upstairs on our Wolverhampton Airbnb renovation, we’re making some proper progress.

The old stippled ceilings have been overboarded and freshly skimmed, the bedrooms are coming together, and the bathroom is now fully boarded ready for the next stage.

After weeks of stripping things out, uncovering hidden problems and putting right some questionable previous work, it’s good to finally start seeing clean walls and ceilings again! 👌

Still a few bits to box in and finish off, but we’re getting there.

Next up, more plastering and then we can start moving onto the installation and finishing stages. 🔨

🚪 A small change that makes a big difference to how this space works.

Because this property has quite a compact layout, we wanted to make the most of every bit of available space.

These pocket doors mean we can completely close the living room off from the kitchen when needed. Perfect when the washing machine is running or you’re cooking and don’t want smells travelling through the house.

Open them back up and you get that open plan feel again, without traditional doors swinging into the room and getting in the way of furniture.

We’ll have the kitchen at one end, a small dining area and then a separate living space, while still allowing natural light through and keeping the view straight out towards the back garden.

It’s not always about making a property bigger.

Sometimes it’s about making the space you already have work better. 👌

🔥 3 things I’d NEVER cut corners on during a renovation…

It’s easy to get caught up choosing kitchens, flooring, tiles and colours but some of the most important parts of a renovation are the things you’ll barely see once the job is finished.

⚡ 1. Electrics
If the electrics are old or need upgrading, get them sorted while the property is being renovated. The last thing you want is ripping into freshly plastered and decorated walls later.

💧 2. Plumbing
The pipework behind your new kitchen or bathroom needs to be right. A small saving here can turn into a very expensive problem further down the line.

🔨 3. Preparation
Floor preparation, plastering, waterproofing and levelling might not be the exciting parts of a renovation, but getting them right is what gives you a quality finish that lasts.

After years working in property renovations, one thing I’ve learned is simple.

Don’t spend all your money on what you can see while cutting corners on what you can’t.

Good preparation and doing things properly from the start will always pay off in the long run. 👌

🚿 Do you really need moisture boards if you’re fully tanking the area?

I know this one will probably divide opinion! 👀

We’ve used standard boards in the bathroom wet area because the whole area is going to be fully tanked with a waterproof membrane before any tiling goes on.

I know plenty of people will say we should still be using moisture resistant boards, so I’m interested to hear what other trades think.

Would you use moisture boards AND tank it, or are you happy with standard boards when the whole wet area is being fully tanked? 👇

We’ve also created some built in storage to make better use of the space, and the plastering is now well underway.

Next week we can finally start moving onto the installation stage. 🔨

This kitchen transformation is officially DONE! 🙌

We took a very beige, dated kitchen and completely changed the look and feel of the space — adding colour, warmth, character and much better use of the room.

✨ 20mm white quartz worktops, drainer grooves, upstands & full splashback

The customer wanted to keep some of her existing appliances, so rather than replacing everything, we designed the new kitchen around them and incorporated them into the finished space.

The combination of sage green, white quartz and natural oak has completely transformed this room.
