Thats another property handed over to social housing. 6 units lost from the private rental market. Never intended to be a social housing landlord. But due to the hostile environment all planned builds might have to be handed over. Its just weighing up the pros vs private market.

We have 2 tenants currently being evicted.
6 under rent tribunal.
Only 2 units on the market out 160 so demand is still incredibly strong.

33 units in planning

106 units in the pipeline to be built out

No more immediate plans on purchasing more.

How is everyone else finding it?

We have completed 20 unit to be added to the portfolio with a potential 1 more.

Plan is to slow time upgrade it as tenants leave conduct a back to brick. Then over to a provider.

We will set about discharging the conditions immediately for the 14 new builds they will remain in the private market long term.

Thanks to Ciaran Durkin for selling it. Hearing him say this might be the worse deal ive done. Makes me feel I got even after he pulled the Trafalgar deal from me. So nice cherry on the top.

Now to pull the foot off the pedal and just manage and build. No more buying 🙂

Not a surprising action to take. All tenants being issued evicition so the the property can be brought in line with modern standards. If you live in a old style house with what seems cheaper rent it 100% means the landlord is at risk of being fined into the dust. So those days are numbered.

Not one action we had thought to go down. We tend to improve what we can with tenants in situ then do full refurbishment when tenants leave.

Really strong market at the moment. With us targeting the middle of the market.

Really happy with where our place in the market is.

Found with a raft newer higher end studios breaking the ceilling rents meaning ours have become affordable or good value. Studios 15 sqm plus all bills included for 800-900pcm I know an awful lot of landlords getting that much for ensuites.

Only need to build out city road the my personal portfolio is complete then its onto growing the Joint ventures portfolios.

Fancy moaning at me for buying a building putting up rents to just under market. When you charge a week what we charge for a month. 😅

You can thank the renter right bill, where previously landlords would of sat on poor quality stock with no mortgage so it still worked when renting well under market. That option is no longer possible as you will be fined to the point of bankruptcy. So they sell to younger operators that have to get lending and will comply with all the EPC Renter right act Selective Licensing Planning Building etc.. unfortunately that costs who pay the tenants ultimately.

Fine get together with my mentees.

I groomed them from a very young age to be successful now pleased to see some sterling results.

A lot of business being done in this group between us all.

Currently conditions are being discharge to finally crack on with City

We have the building stripped off and ready we just have one tenant that we need to evict so pausing on that front!

All this has been done by our in house architect Dave Hepburn get in touch for any design requirements!

We are also looking to complete on the next purchase early next month. On 6 units with potential to add 1 more plus the plot next door that has planning for 14 units.

This deal is bitter sweet as I was nearly able to take utter advantage of Ciaran during his purchase and just pay a sourcing fee but the swine raised the money got planning so im paying him 350k instead of 50k 🥲

Still very happy to do so! The scheme is lovely and beautiful. Not like some of the horrendously ugly modern builds ive seen.

We also completed on this middleton hall set to put in a wrap around extension for an additional 12 units knocking down 2 so a net gain of 10 🥰🥰

Want to get 18 garages in the back for the units also.

Forgot to mention cornwall is looking pukka!

Planners didn't like the houses so we opted for a block will pair this with 3 units we already have planning for.
