Underinsurance is one of the biggest hidden risks for property owners. 🚧

Many buildings are insured using a simple cost-per-square-metre estimate, but that approach can miss critical factors that dramatically increase the real reinstatement cost.

Things like demolition, VAT on services, crane access, licences, scaffolding, professional fees, and party wall considerations are often overlooked. When these elements aren’t included, the final figure can be 50–70% lower than the true rebuild cost.

That becomes a serious problem when a claim is made.

If a building is insured for only half of its true value, insurers may apply the average clause - meaning a £50,000 claim could result in only £25,000 being paid, leaving the property owner to cover the rest.

Planned Preventative Maintenance (PPM) - one of those acronyms people hear, but rarely understand… or implement.

The reality? Most organisations still rely on reactive maintenance - fixing problems only when they become urgent (and expensive).

We recently completed a 10-year PPM schedule for a Grade I listed building in London that had been operating reactively for years. The result? Escalating costs, ongoing deterioration, and no clarity on future expenditure.

Instead of repeatedly patching leaks and defects, we helped them:
