A new design doesn’t mean everything old has to go. At Ballyrobert, mature trees and an existing small stone outbuilding were retained as part of the wider site.

Before deciding what to change, we always consider what’s already worth keeping.

Sometimes character is something you inherit, not something you need to create.

Outdoor living in Northern Ireland needs a Plan B ☔️

The Glass Box at Killyleagh creates shelter from the rain and offshore winds was part of the design from the beginning, without sacrificing those incredible views.

Outdoor spaces shouldn’t be designed for the weather you hope to have, they should be designed for the place you actually live.

How much of your home is simply used for getting from A to B? At McDade, a long, dark corridor was absorbed into the adjoining rooms to help create a generous kitchen, living and dining space.

No dramatic increase in footprint required, just a better use of the space already there.

Before extending, it’s always worth looking at what your existing plan could do better.

Before we think about the house, we think about the site.

At Holywood Hills, the views stretch towards Scrabo Tower, Strangford Lough and beyond.

Those views helped determine where the main rooms should sit and, ultimately, why the house works the way it does.

Let's have a chat and see what's possible for your site.

If you’re struggling to get tradesmen to come to your house, blame Barwood, they’ve got them all on Kings Road!

Plenty happening on site with this one.

𝗘𝗮𝘀𝘁 𝗕𝗲𝗹𝗳𝗮𝘀𝘁 𝟮 | Open-plan doesn’t have to mean opening up everything.

Here, we kept a separate lounge at the front while creating an open kitchen, dining and living space to the rear.

A fully glazed side extension added width and brought evening light deep into the east-facing home.

Sometimes a little separation makes open-plan living work better.

Do you really need a huge extension? A big transformation doesn’t always require a big extension.

At Malone Road, much of the improvement came from reconsidering how the existing house worked, with carefully judged additions where they were actually needed.

We’d rather add the right amount of space than simply the maximum possible.

A sloping site can be a problem, or it can become part of the solution.

At Brompton, the development steps down the site over three tiers, helping preserve the coastal outlook rather than simply building across it.

Good site design is about working with it the land.

Considering a challenging site? The constraints might offer more opportunity than you think.

The doors were perfectly usable. So why change them?

At Malone Road, the original doors and detailing felt undersized against the proportions of the entrance hall.

Increasing the height of the doors, along with the skirting, architraves and other details, brought everything back into proportion.

It’s subtle, but that’s often the point with good detailing.

What causes the most disagreements during a renovation?

According to research, three of the big ones are:

1️⃣ Budget
2️⃣ Style
3️⃣ Materials and finishes

None of which particularly surprises us!

Our advice is to have the difficult conversations early. Working out your priorities together before the decisions start coming thick and fast makes the whole process considerably easier.
