Back in Clapham Junction today, carrying out an electronic leak detection test for an important client before the finishes were installed and the waterproofing was buried.

During our visit, 41 damages caused by other trades were identified and marked out for repair.

By testing before the finishes go down, the client now has complete peace of mind knowing the waterproofing integrity has been checked and repairs can be completed.

This is exactly why having your waterproofing tested by AET makes sense.

Another successful investigation and another 5 star review from a satisfied client. ⭐⭐⭐⭐⭐

We were recently instructed to investigate persistent water ingress affecting a residential property where the source of the leak had remained unresolved despite previous assessments.

Using controlled rainfall simulation testing, our team was able to replicate the weather conditions responsible for the ingress and systematically assess the building envelope. The testing identified the weak points allowing water pe*******on, providing clear evidence of the defect locations and enabling targeted remedial works to be specified.

This approach not only helped the client establish the true cause of the issue but also avoided unnecessary and potentially costly replacement works based on assumptions rather than evidence.

Thank you to our client for their excellent feedback and for trusting us to assist in resolving this challenging case.

AET are currently undertaking a series of drone assisted roof surveys at universities across the UK, helping estates and facilities teams gain a clear understanding of the condition of their flat roofing assets.

By utilising high resolution aerial imagery and detailed visual inspections, we can efficiently assess large roof areas, identify potential defects, and highlight areas of concern without the immediate need for costly or disruptive access arrangements.

These surveys provide valuable condition data that enables informed decision making regarding maintenance priorities, further investigations, and capital expenditure planning. Where defects or anomalies are identified, targeted access inspections can then be recommended, ensuring resources are directed only where they are generally required.

Last week, our engineer Ben attended a newly built property in Peckham where the client had been experiencing two ongoing leaks.

Unfortunately, the original builder had not been particularly helpful in addressing the client’s concerns, and the client had also consulted independent contractors who recommended stripping back the roof and coping stones and starting again, understandably at a very significant cost.

At AET, we carried out a full leak investigation using a range of non invasive testing methods, including electronic leak detection on the waterproofing, integrity testing of the outlets, and simulated rainfall testing across the building envelope details.

Following our investigation, we achieved 100% results on both leaks and were able to accurately identify the true source of the water ingress issues. The defects were traced back to the door thresholds and not the waterproofing system as the client had previously been advised.

Providing the service we do removes the guesswork from complex water ingress issues. The client now has a clear, evidence based report which can be handed back to the original builder to rectify the defects properly and finally bring these ongoing issues to a resolution.

Recent leak investigation completed

AET were recently instructed to investigate ongoing water ingress issues at a college facility.

Using green tracer dye within the gutter system alongside simulated rainfall testing to the roof and skylights, our engineers successfully identified the source of the leaks.

Our investigation also discovered a mechanical defect in the corrugated roof sheets, which was a contributing factor alongside the mechanical defects within the gutter line.

By methodically testing each roofing element, we were able to provide the client with a report giving clear evidence of the defects, removing the guesswork and allowing targeted repairs to move forward confidently.

Another successful survey was completed by AET at a large hotel facility, where we carried out a comprehensive assessment of the roof waterproofing system and surrounding areas.

Our investigation identified a number of mechanical defects within the waterproofing system, along with several additional points of water ingress that could impact the long term integrity of the roof structure.

By providing the client with an accurate understanding of the roof’s condition, they are now able to prioritise remedial works, reduce future risk, and make informed maintenance decisions moving forward.

Detailed condition surveys like this are essential for understanding the remaining service life of existing roofing systems and planning effective long term maintenance strategies.
