No two buildings tell quite the same story.

A survey is not simply about producing a list of defects. It is about understanding what those defects mean for the property, which require attention and where further investigation may be appropriate.

Our work supports property owners, occupiers and professionals by providing an independent view of a building's condition and the issues that may affect it.

From individual defects to wider condition assessments, the objective remains the same:

Clear information that helps our clients make informed decisions about their property.

A damp patch tells you there is a problem.

It does not necessarily tell you what the problem is.

Moisture within a building can have several possible causes, from defective rainwater goods and penetrating moisture to plumbing leaks, condensation or issues with the surrounding fabric.

Treating the visible symptom without understanding the underlying cause can mean the problem simply returns.

As wetter weather places greater pressure on buildings, proper investigation becomes particularly important.

Effective repairs begin with the right diagnosis.

Taking on a new commercial lease?

A Schedule of Condition can provide an important record of the property at the beginning of your occupation.

It documents the existing condition of the building, often using written descriptions alongside photographs, and can be attached to the lease where appropriate.

Why does that matter?

Because without an accurate record of existing defects and deterioration, disagreements can arise later over what condition the property was originally in.

A Schedule of Condition can therefore play an important role in defining repairing obligations and helping to reduce uncertainty at the end of a lease.

The best time to understand the condition of a property is before those responsibilities become yours.

Today is World Architecture Day.

A building may begin with design, but its long-term success depends on what happens throughout its life.

How it performs.
How it is maintained.
How defects are identified and addressed.
How it adapts as its use changes.

For those responsible for property, understanding the condition and performance of a building is an important part of protecting both the asset and the people who use it.

Good buildings are not simply designed well.

They are understood, maintained and managed well too.

The Building Safety Levy comes into operation in England today, 1 October 2026.

The levy applies to certain building control applications and notices relating to new residential development, including new dwellings and purpose-built student accommodation, subject to exemptions.

For developers and property professionals, it introduces another consideration into the building control and development process, with charges calculated according to factors including chargeable floorspace and local authority area.

Changes across building safety regulation continue to reshape the responsibilities surrounding residential development.

Understanding how those requirements affect a project from the outset remains essential.

Changes to Approved Document B come into effect today, 30 September 2026.

Among the changes affecting residential buildings is updated guidance relating to higher-rise blocks of flats, including provisions around multiple common stairs and evacuation lifts.

For developers, property professionals and those responsible for residential buildings, changes to fire safety standards continue to influence how buildings are designed, assessed and managed.

Building regulations are evolving.

Understanding the implications for the property itself remains essential.

Winter defects often begin long before winter arrives.

September is a useful time for property owners and managers to inspect external areas before colder and wetter weather puts them under greater pressure.

Five areas worth checking:

• Roof coverings and flashings
• Gutters and rainwater pipes
• Pointing, masonry and external finishes
• Windows, joinery and seals
• Drainage and signs of persistent moisture

Small maintenance issues have an irritating habit of becoming expensive ones when ignored.

Planned inspection and maintenance can help identify them while they are still manageable.

Improving a building’s energy performance is rarely as simple as adding insulation.

Before retrofit work begins, it is important to understand how the existing building is performing.

Damp, defective rainwater goods, failed pointing, inadequate ventilation or existing moisture problems can all affect the suitability of proposed improvements.

Without addressing the underlying issue first, retrofit measures can sometimes trap moisture or worsen existing defects.

So before asking, “How do we make this building more efficient?”

It can be worth asking:

“What condition is the building in now?”

Survey first. Specify second.

Older buildings weren't built badly.

They were often just built differently.

During Heritage Open Days, we're celebrating some of the buildings, materials and construction methods that give properties across London and the Home Counties their character.

From Georgian townhouses and Victorian terraces to period conversions and listed buildings, surveying older property requires an understanding of how traditional buildings were designed to perform.

Materials need to breathe. Structures move. Previous alterations matter.

Applying modern expectations without understanding traditional construction can sometimes create more problems than it solves.

Good surveying starts with understanding the building on its own terms.

A quieter property market doesn’t make due diligence less important.

Arguably, it makes it more valuable.

When buyers have more time to assess a property and negotiate, understanding its true condition can become an important part of the conversation.

A professional survey can highlight defects, future maintenance requirements and areas requiring further investigation, giving purchasers a stronger understanding of both the building and the potential costs ahead.

Market conditions change.

The value of knowing what you’re buying doesn’t.
