We’re in Project Scotland.

Since launching our pre-designed Passivhaus range 18 months ago, we’ve had hundreds of conversations with people planning their own homes, and one thing keeps coming up.

Just as people now read the label on their food, they want to know what’s in the home they’re building. How well it’s made, how healthy the air is inside, and what it will cost to run.

That’s what the Passivhaus Standard is all about, and it’s growing fast in Scotland. We’re proud to be part of it.

We’re family-run, certified Passivhaus builders. Choose your design, and we’ll make it in our Aberdeenshire workshop and build it on your plot.

Two ways to build with us:

– Coldwells Build: our full turnkey service in North East Scotland. We build the whole Passivhaus and hand you the keys.

– You Build: available UK-wide. We build your Passivhaus with the roof, cladding, windows and doors all fitted. You finish the inside your way.

Both options include planning permission and a building warrant, so we handle the paperwork for you.

Renovation Progress

Originally built in 1888, The Old Central School in Gartly, Aberdeenshire has had a few lives.

It served the local community until 1962, and later became a home for cattle — hence its nickname, “The Coo School”.

We’re renovating and extending it into a modern, energy efficient family home while retaining as much of the original character as possible.

Coldwells Build Passivhaus homes are pre-designed but customisable.

You have cost clarity from day one, with the flexibility to adjust window positions and internal layouts, you can see exactly how those changes affect the cost. Most of the design and engineering is already complete, which saves up to 12 months when compared with a traditional build.

Every home is architecturally designed and built to certified Passivhaus standards. We have one integrated team handling everything from design through to construction, so there’s no need to co-ordinate architects, engineers and builders yourself.

We were getting lots of requests to open up our Passivhaus turnkey service outside of Aberdeen and Aberdeenshire. 

So we’ve made that possible by expanding it to the whole of North East Scotland.

That means even more people can now build a certified Passivhaus with our team handling design. Planning permission. Building warrant. Construction. Project management. Handover. Aftercare.

We’re building a turnkey Argyle Passivhaus in Angus.

In less than a week, the wall panels and roof cassettes were assembled and installed, giving our clients their first real sense of how the spaces will come together.

For Lauren and Luke, the build is as important, as how the house looks. A Passivhaus home uses less energy, has a lower environmental impact and is built from considered, sustainable materials.

“We worry about the environmental and health impacts of our current winter reliance on burning wood. So, it’s great that Passivhaus dramatically reduces energy usage – and it means we could perhaps even profit from surplus energy generated by the solar PV panels, included in our roof design. Sustainability is very important to us and we loved the palette of natural materials used in the building options, from the timber-clad exterior down to the insulation.”

Finding the right plot takes time. Many of our clients search for a year or more.

The good news is that Scotland has a strong tradition of self-commissioned housing, especially in the Highlands and Islands, where hundreds of people successfully self-build each year.

It means suitable land is available – you just need to know where to look.
