Here are 3 things that quietly drive up the cost of a bathroom renovation, along with simple ways to avoid them:

⭐Shifting the plumbing layout
Moving a toilet or shower across the room requires rerouting main waste pipes and water lines under the floor. If you want to keep costs down, keep your major fixtures roughly where they already are.

⭐Hidden subfloor damage
Water has a way of finding tiny gaps in old sealants. Decades of small drips can rot floor joists or wall studs. We always check for this during strip-out, but keeping a 10% safety buffer in your budget means a hidden leak will not stall your project.

⭐Complex tile patterns
Herringbone layouts, mosaic feature walls, or oversized slabs look great, but they require extensive wall prepping, intricate cuts, and far more fitting time. Sticking to classic layouts or standard tile formats keeps the labor quote much lower.

Classy Family Bathroom vibes 👌 Warm marble, brushed brass, and just enough style to make the morning routine feel a bit more civilised. This is the family bathroom from a bigger job we did recently, three bathrooms, a WC, and a full upgrade to the house's plumbing and heating system.

Herringbone marble tiling up the shower wall, a lit niche built straight into it, and brushed brass fittings that run through the whole room. The vanity is a fluted oak unit with a marble top, and the shower over bath sits behind a proper glass screen with a heated towel rail built in.

Joel and George managed the entire project across all three bathrooms, one point of contact the whole way through. Keep an eye out for the en-suite from the same house, that one's coming next.

Underfloor heating. Worth it, or just a nice-to-have?👀

Honest answer, it depends what you're after. No radiator taking up wall space, and stepping onto a warm floor beats cold tile every time. Wet systems (run off your boiler) heat the whole room evenly and cost more to fit but less to run. Electric mats are cheaper to install and easier to retrofit into an existing bathroom, but pricier to run day to day.

For a small to mid-size bathroom, electric usually makes more sense. For a full refit where the floor's already coming up, wet is worth a proper look.

A family bathroom that proves moving house isn't the only way to get more space 🙌

The old Victorian bathroom downstairs had to go to make room for an extension, so we relocated it entirely, up to the middle floor, and made it bigger in the process.

Freestanding bath for soaking, a separate walk in shower for the school run rush, and enough space that it doesn't feel like everyone's fighting over one room.
