What would you do with a dilapidated garage? Knock it down and absorb it into the garden? Replace it with a new water-tight one? Or perhaps use it as a challenge and an opportunity to build a whole new house?

We went with the latter. And we love how it’s coming along.

We are currently in the process of turning a small gap, just a short walk from the High Street, into a pint-sized home that packs an impressive punch. All without encroaching on green belt land. We did say we like a challenge!

Our plans will see the old timber and corrugated metal garage replaced with a modern one-bedroom home, with front and first floor gardens. A truly contemporary solution to the modern challenge of a lack of building sites in the city centre, and a fantastic 21st century house.

Let us know what you think about The Tiny House.

Aberdeen and Aberdeenshire have no shortage of older commercial buildings with unrealised potential. Change-of-use and commercial-to-residential conversions are one of our core areas of expertise - from early viability questions through to concept design, planning and Building Warrant.

If you're an investor, asset owner or developer weighing up a conversion project, our FAQs page is a good place to start.

Today is World Architecture Day, which means somebody will definitely post a photo of the Sydney Opera House!

We’re going to skip that.

What we think about on a day like today are the projects that perhaps don’t photograph as well but matter just as much. A community hall that finally gives a neighbourhood somewhere to gather. A basement bar where something just seems perfect and you feel at ease even though you can’t quite explain why. A house that a family inherited, didn’t love, but now couldn’t imagine leaving.

Architecture is mostly those sorts of things.

Happy World Architecture Day from Richard and the team at TINTO.

We’ve worked on commercial projects that we genuinely didn’t see coming when we first sat down with the brief.

A landlord who thought he was coming in for a straightforward refurbishment left with a change-of-use approval and a considerably more valuable building.

A company rationalising its offices and layout created a space that its staff didn’t want to leave.

A client who needed complex industrial infrastructure designed and managed then told us it was for a site in the Falklands! That was definitely not a typical Tuesday. 😊

The range is really the point. We have experience and expertise across a myriad of different jobs. If you’re planning a commercial project in Aberdeen City or Shire – whether that’s a fit-out, conversion, new build or regeneration – the first conversation tends to be far more useful than most people expect.

And it’s always free.

Working with a community trust is very different from working with a developer or a private client, in ways that really matter.

The process is slower … because it should be.

More people have a legitimate stake in the outcome. A heritage project like the Wallace Tower in Seaton Park involves funders, planning authorities, Environment Scotland and locals who’ve been watching the building sit empty for years and have some of their own views about what should happen next.

What we’ve found is that the consultation – which could feel like a delay – is usually the very thing that makes the design stronger and the space more likely to be genuinely used once it opens.

If you’re a community trust or heritage organisation at the beginning of a project and not quite sure where to start, we’re happy to have an initial conversation.

First meeting is always free.

There’s a corner of Union Street that’s about to become a lot more interesting.

Richard found the grant and then we completed the application on Kevin’s behalf. And now Dalgleish of Aberdeen has successfully secured 100% of the enhanced grant he applied for under City Council’s Union Street Empty Shops Scheme, helping to transform the former Chopstix unit at 155 Union Street into a deli, w**e bar and restaurant with a view most city centre spaces can only dream of having.

Knowing what funding is available and how to navigate the application process is all part of what we do – it’s not something that only kicks in once the design work starts.

Aberdeen’s enhanced scheme is specifically for larger or long-term vacant units where the upfront cost to reoccupy is the real barrier. It’s definitely worth knowing about if you’re sitting on a city centre property (or thinking about getting one) wondering whether the numbers can work.

Good luck to Kevin and the Mezzo team!

Got a building, a site or an idea you haven’t said out loud yet? Come and tell us about it – nothing needs to be drawn up yet, and there’s no obligation to take it further.

First meeting’s free, and we’ll give you a straight answer on whether it’s worth pursuing. If it’s not, we’ll tell you that too.

Good design is about how a space works for your business, your budget and your team. Whether you're after a better customer experience or a workspace that helps staff stick around, that's the conversation we start with.

We've pulled together the questions we get asked most about commercial projects - take a look:

Everyone talks about the empty ground-floor units on Union Street. That’s definitely an important conversation.

But the upper floors are part of the story too. A lot of them have been empty or underused for years – significant amounts of floorspace above one of Scotland’s most prominent high streets, with views that most city centre buildings can only wish for.

Those floors can come back: change of use, residential conversions, offices, studios.

The planning environment these days is far more supportive than it once was, and funding opportunities like the Union Street Empty Shops Scheme are exactly the kind of thing that makes the numbers work on properties where the upfront costs are the main barrier.

We’ve been involved in Union Street long enough to know that the obstacle is usually the conversation that hasn’t happened yet, not the buildings themselves.

Let’s have that conversation, look into whether your idea is a fit for the Empty Shops Scheme and (whether yay or nay) take the first steps to making your idea a reality.

We often meet homeowners who say they want an extension. Great! But before we start designing anything, we have a conversation.

We ask them about their home, what they love about it, what frustrates them, how they live in it day to day. Where the light comes in. Which rooms get used and which don’t. What they’re really hoping to fix.

Sometimes, during that conversation, it becomes apparent that the problem isn’t a lack of space – often they have plenty. Their home simply doesn’t work for the way they live. It doesn’t flow. They have under-used rooms or spaces doing nothing.

With good design, it’s possible that a solution can be found without adding a single square foot. Move a wall, introduce a window, change how a room is used… and suddenly the house feels like a completely different home.

The great thing about talking to us is that you’re very likely to walk away with a solution you weren’t expecting, better than you hoped for and exciting to implement.

Why not put us to the test?
