What are we actually building — and for whom?

That was the question at the heart of Kohina’s Susanna Kallio’s talk at Smart Spaces & Design, organised by Professio.

The way we work and live has changed. So have our needs. Yet too often, we continue to design spaces based on yesterday’s demand.

A valuable property is not simply about square metres. It is about relevance.

It was a pleasure to share thoughts on how property value can — and should — be created long before the first line is drawn.

And just as valuable as the presentations were the conversations between the sessions: unexpected encounters, familiar faces and honest exchanges across architecture, real estate and design.

A big thank you to Peter Nyman, an excellent host and facilitator who created the perfect setting for meaningful discussion.

We were particularly inspired by White Arkitekter’s vision for Stockholm Wood City and the possibilities of timber in shaping future urban environments.

Leaving the day with plenty of new thoughts — and even more questions.

What is worth building next?

Hi everyone in my network!

I’ve been invited to speak at the Smart Spaces & Design event. My topic will be “The Value of a Property Is Determined Before Construction Begins.”

What I’m looking forward to most are great encounters, inspiring conversations, and the opportunity to exchange ideas with fellow professionals in the industry.

If you’re attending the event, come and say hello.

See you there!

HABITARE BUILD LAB — where ideas become real.

My key takeaways:

The makers matter.
Build Lab put the people, skills and craftsmanship behind the products in the spotlight — not just the finished objects.

Materials matter when you understand their potential.

Savea’s clay paints, Tulikivi’s precision stonework and edge finishing, Formica’s surfaces, custom glass, mirrors, tiles, sinks, skirting boards and countless other details opened up a whole world of possibilities.

Collaboration is where innovation happens.
The most interesting solutions rarely come from a catalogue. They emerge when designers, architects and skilled makers start developing something together.

That’s perhaps my biggest takeaway:

Innovation doesn’t happen in isolation.
It happens when we work with the people who know the material, the craft and the possibilities.

And that is exactly why I loved Build Lab.

Happy Entrepreneur’s Day.

Entrepreneurship is rarely as effortless as it looks from the outside.

What may appear as a carefully curated journey of ideas, projects and growth has, in reality, been shaped by persistence, uncertainty, long days and a fair share of sleepless nights.

Over the years, I’ve learned that creativity is only one part of the equation. Resilience, optimism and the ability to keep moving forward — especially when the path ahead is unclear — have been just as important.

“Surely it will get easier soon” has probably been one of my most frequently repeated thoughts along the way.

The journey began with Kohina in 2007. Today, Kohina continues to focus on architecture and interior architecture, workplace environments, transformation and the thoughtful renewal of existing spaces — creating places where history, contemporary life and new possibilities can meet.

Särmä grew from another passion: wood, architecture and the landscapes of Saimaa. Part of the journey since 2019, it has evolved into a company specialising in timber architecture, hospitality and tourism — with a strong belief in the beauty of natural materials, contemporary design and a deep sense of place.

Two different perspectives.
One shared belief: good design should have meaning.

After all these years, I’m still curious about what comes next.

Still creating.
Still building.
Still believing.

And yes — I still occasionally tell myself:

“It will get easier soon.”

Happy Entrepreneur’s Day. 🤍

HABITARE NEIGHBOURS — my key takeaways.

Materiality matters.
Real materials. Honest surfaces. Sculptural forms you could actually touch.

And yes, I fell hard for the stone.
Maybe it’s the Kallio in my name — but I could have stayed there all day. The richness, weight and tactile quality of the stone materials were simply irresistible.

Wood you could smell.
That beautiful scent of real wood was everywhere. A reminder that the best spaces engage more than just the eye.

Atmosphere over decoration.
Each space had its own vibe, yet the whole exhibition felt beautifully grounded, calm and quietly powerful.

Designed by , , Neighbours was a beautiful reminder that great design is not only something you see.

You should be able to feel it.

A new chapter for a remarkable building.

How do you transform a protected architectural landmark for a new era without losing what makes it special?

Originally designed by renowned Finnish architect Aarne Ervi, Tampere City Hall has entered a new chapter.

The transformation was never simply about renovating a historic building. It was about respecting its architectural identity while rethinking how the building can serve its people and the city today.

The ground floor was opened up to the city, creating a more accessible and welcoming connection to everyday urban life. The renewed workplace supports openness, collaboration, encounters and new ways of working.

At Kohina, we believe that great workplaces are not defined by walls, furniture or square metres, but by the experiences they enable and the people they bring together.

We had the privilege of supporting the City of Tampere throughout the transformation, from workplace concept development and user needs analysis to budgeting, wayfinding, furniture planning and implementation supervision.

Old buildings can hold new ideas.
The challenge is knowing what to preserve — and what to transform.

Are you considering a new life for an existing building?
Let’s talk.

Voiko mänty olla uusi musta – myös vientimarkkinoilla?

Suomessa puu on itsestäänselvyys.

Ratkaisu?

• Korkeampi jalostusaste
• Enemmän käsityötä
• Pienemmät sarjat
• Vahvempi brändi
• Parempi kate

Vähemmän tavaraa. Enemmän arvoa.

Juuri tästä puhuin Jurvalla 5.2.26 -tapahtumassa huonekalualan ammattilaisille.

– Mirka Home, Jepua – tilat toteutettiin pääosin paikallisten puuseppien rakentamina, Kohinan muotoilemina puukalusteina
– FOOD PORT, Redi – kaikki irtokalusteet ja valaisimet kotimaisilta toimittajilta, mm. Made by Choice ja Hakola

MITEN
🔻 Toimiston pinta-ala −57 %
🤝 233 m² yhteiskäyttöisiä tiloja
💰 merkittävät säästöt vuokrassa ja ylläpitokuluissa
🚗 autopaikkojen tarve −70 %
📐 tilatehokkuus 6,6 m²/hlö (ennen 15,3 m²/hlö)
M***a tärkeintä ei ollut yksikään prosentti.
Tilat alkoivat tukea työtä, hybridityötä, henkilöstökokemusta ja vastuullisuustavoitteita – eivät ohjata toimintaa vanhojen oletusten mukaan.
Me uskomme, että vaikuttavat tilat syntyvät tästä ajattelusta.
KOHINA – Impactful spaces that create happiness.
Emme vain suunnittele tiloja, vaan kehitämme tapaa, jolla ihmiset kokevat työn, vapaa-ajan ja ympäristönsä.
Nordic happiness – from people to people.
