From sketch to building. 🏙️

Residential wants quiet. Commercial wants footfall. Same plot.

We stepped the massing instead of stacking it.

Commercial holds the street. Residential terraces back and up. Two separate circulation systems.

The final form took months. The decision that mattered took a week.

Deep-set windows, overhangs, self-shading facades. Moves that solve heat and create character in the same gesture.

Constraints don't limit the work. They give it direction.

Most architecture gets published at its best moment — empty, just finished, shot at dusk.

Almost none gets published five years later with people in it.

The things that hold up are rarely the things that photograph well.

Each slab oversails the one below — the structure becomes the shading device.

Rotation multiplies dual-aspect corner units, and corners carry a premium.

It also costs more: transfer structure at the core, facade panels varying floor to floor.

The geometry only works when the premium beats the cost. Here it did.

Find the constraint.
Find the single move that resolves it.
Check it improves the numbers, not just the image.

Export a look and you struggle at the border.

Blessed Mawlid al-Nabi.

The pointed arch entered Cairo's architecture under the Fatimids, and travelled outward from there — across North Africa, the Levant, and eventually into Europe.

Nine centuries later, we are still drawing it.

In resort design, layout is revenue. 🌊

Two numbers decide a resort:
How many nights sell.
What rate holds in low season.

Both are fixed at design stage.

So we fanned the units outward — more rooms with direct water orientation, not clustered for build convenience.

Then shaded the circulation, which extends the comfortable season, which holds the rate.

None of it shows in a render. All of it shows in the operating model.

Every villa client wants two things that cancel out:

Openness. And privacy.

The usual fix is to give up the glass.

We kept both — by aiming the openings.

Angled walls. Depth in the facade.
Every window frames a view out and blocks the view in.

Privacy from geometry costs nothing.
Privacy from screens and blinds costs forever.
