Most mixed-use developments get the program right and miss the form.

Hotel, retail, residential — the numbers work on paper. But when it all sits in one heavy block, something is lost. Not just light or views. Market identity.

A building that reads as one undifferentiated mass is hard to brand, hard to market, and hard to remember.

Yen & Yang started with the same program. But instead of stacking it into one block, we split it across two towers — each rotated away from the other to protect views and open the space between them.

Two towers means two operators running completely independently. No shared lobbies. No operational complexity. Clean separation that makes asset management simpler and more valuable.

And the regulations? We didn't just follow them. We studied them. FAR alone gives you a short fat block. Height limit alone gives you one lean tower. Work both simultaneously and you find the balance — a proportion that satisfies every regulation, maximizes the program, and produces something the market actually remembers.

In a competitive market that recognition is not aesthetic. It is financial.
