Over the past two years, Dichotomy has developed a growing specialization in hospitality design, working across different locations and project typologies throughout Egypt.
Each project presents a different combination of landscape, climate, operational requirements, local identity, and guest experience—requiring a site-specific design approach rather than a repeated architectural formula.
This video presents a preliminary overview of our Marsa Alam resort masterplan.
The masterplan is developed through an integrated analysis of the existing topography, sea orientation, view corridors, circulation hierarchy, program distribution, and the relationship between the built environment and the surrounding landscape.
The development is organized across the natural levels of the site, allowing the buildings to step gradually toward the sea while maintaining visual connectivity from the accommodation units and shared facilities.
The planning process addresses several interconnected layers, including:
• Topographical analysis and grading strategy
• Sea-view optimization and building orientation
• Functional zoning and program distribution
• Guest, service, and emergency circulation
• Pedestrian connectivity between different site levels
• Landscape integration and open-space hierarchy
• Pool placement and its relationship with the built masses
• Back-of-house access and infrastructure coordination
