Closed doesn’t mean stable.
Basements, underground garages, shelters and other enclosed spaces can remain unattended for weeks or months, but the conditions inside continue to change.
Moisture can accumulate, condensation can form and air quality can deteriorate. And simply bringing in more outdoor air is not always the answer. If the air enters under unsuitable conditions, it may make the moisture problem worse.
Effective ventilation depends on understanding the space: how it is used, its moisture load, existing airflow routes, occupancy and the energy available.
These three Estonian projects show why every space needs its own solution:
📍 At Kihlepa community centre, solar-warmed fresh air helps remove excess moisture and maintain more suitable conditions for storing the community’s winter supplies.
📍 In Lohusalu, an autonomously operating Sol Fresh 50 Basic uses solar energy for air exchange and warming the incoming air in an underground garage that was damp and prone to mould.
📍 At Pimekoobas, a site-specific solution uses Solar Smart control to adjust ventilation according to operating cycles, available natural conditions and rising CO₂ levels when people enter.
The challenge may be similar- but the correct solution depends on the building.
